ZONING DISTRICTS; MAP

12-5-1: ZONING DISTRICTS ESTABLISHED:

To carry out the purposes of this title, the village is hereby divided into the following zoning districts:
R-2
 
Single-family residential district
R-3
 
Two-family residential district
R-4
 
Multiple-family residential district
B-1
 
Local business district
B-2
 
Local business district
B-3
 
Community business district
B-4
 
Regional/community business district
M-1
 
Restricted manufacturing district
M-2
 
Manufacturing district
M-3
 
Manufacturing district

12-5-2: ZONING DISTRICT MAP:

The boundaries of each district are indicated upon the "Zoning Map Of The Village Of Berkeley", hereafter referred to as the "zoning map", which is by this reference incorporated as part of this title. All notations, references, and other information shown on the zoning map, and all amendments thereto, shall be as much a part of this title as if specifically set forth and literally described herein. 12-5-3: DISTRICT BOUNDARIES:

Where uncertainty exists with respect to the boundaries of the various districts as shown on the zoning map, the following rules shall apply:
   A.   When a district boundary coincides with a right of way (street, alley, etc.), the centerline of such right of way shall be construed to be the district boundary.
   B.   When a district boundary does not coincide with the location of the centerline of any right of way but does coincide with a lot line, such lot line shall be construed to be the boundary of such district.
   C.   Where a district boundary divides a lot in single ownership, the regulations of this title for either portion of such lot may, at the owner's discretion, apply to the entire area of the lot or thirty feet (30') beyond the district boundary line, whichever is the lesser distance.
   D.   Questions concerning the exact location of the district boundary lines shall be resolved by the zoning administrator. (2005 Zoning Code)

12-5-4: ANNEXED LAND:

All land hereafter annexed to the village shall be classified automatically upon such annexation in the R-2 single-family residential district, unless otherwise provided by the preannexation agreement. (2005 Zoning Code)
