17.28.010 - Permitted uses.

Uses permitted in the MF district shall be as follows:

A.

Principal uses permitted outright in the R district.

B.

Fourplex and multi-family dwellings of five or more units, but not including motels or other facilities offered on transient tenancy basis.

C.

Townhouse buildings where each townhouse building contains no more than six townhouses.

D.

Cottage housing as outlined in Section 17.20.080.

17.28.020 - Accessory uses.

Accessory uses permitted in the MF district shall be as follows:

Uses customarily incidental to a principal use permitted outright, such as private garages or parking areas for noncommercial vehicles only, but not including any business, trade, industry, or vehicles of over 28,000 pounds gross weight.

17.28.030 - Conditional uses.

Conditional uses shall be set forth in Chapter 17.72 of this Code.

17.28.040 - Density.

Density provisions for the MF district are as follows:

A.

Maximum height of buildings: 35 feet;

B.

Minimum area of lot: 5,000 square feet, except 8,000 square feet for multi-family dwellings of five or more units;

C.

Minimum lot depth: 100 feet;

D.

Minimum width of lot: 50 feet;

E.

Maximum percent of lot coverage: 50 percent of lot;

F.

Minimum front yard depth: ten feet. Covered entries and porches can project up to six feet into the minimum front yard width;

G.

Minimum side yard width: five feet;

H.

Minimum side yard width along flanking street of comer lot: ten feet;

I.

Minimum rear yard required: ten feet.

17.20.050 - Design standards.

Design provisions for the MF district as follows:

A.

All new dwelling structure main entries shall provide a covered pedestrian entry with minimum weather protection of three feet by three feet (a covered porch or recessed entry) that is either visible from the street or facing the street;

B.

The total width of all driveway approaches shall not exceed 60 percent of the lot street frontage, as measured at the property line. For unusual-shaped lots, the City may provide variances subject to BMC 16.36 to this standard, to accommodate flexibility for garage/vehicular access to the site.

17.28.060 - Off-street parking.

For dwelling units in an MF district there shall be a parking ratio of one and a half independently accessible off-street parking spaces per unit, on the same lot as the dwelling unit complex, or attached thereto, or made a part thereof, for each housekeeping unit in the dwelling. If the parking ratio includes a decimal, round up the closest whole number to determine how much parking is required for the development. Such parking spaces shall be not less than ten feet wide and 20 feet long. The size of garage shall not exceed size of dwelling. Garages at the front of the site or fronting a street shall have a front yard width of at least 20 feet.

17.28.070 - Underground utilities required.

All new structures shall be serviced by underground utilities.
