Blanding City Zoning Code

The O open space district is intended to preserve land for recreation, agriculture and for other public and private open space uses.

NOTES:

1. See section 10-12-7 of this title for sign regulations in this district.

1. Agriculture.
2. Animal husbandry.
3. Cemeteries.
4. Any open space use providing entertainment or recreation.
5. Public parks and playgrounds.
6. Water reservoir.
7. Campground with toilet, utility and cooking facilities; structures in this district shall be the minimum necessary for the operation of the permitted use.

Any use which complies with all of the following conditions may be operated as an accessory:

1. Is clearly incidental and customary to and commonly associated with the operation of the permitted use; and
2. Is operated under the same ownership and on the same zone lot as the permitted use; and
3. Does not include structures or structural features inconsistent with the permitted use; and
4. Does not include residential occupancy; and
5. Does not include a floor area of over fifty percent (50%) of the floor area of the permitted use.

Historic buildings. Historic buildings may be used for offices and accessory commercial uses and/or limited retail businesses subject to the same restrictions as set forth in section 10-5A-5 of this title, R-1 districts.

2. Minimum lot width: None.
3. Minimum front setback for structures: Twenty five feet (25').
4. Minimum rear setback for structures: Twenty feet (20').
5. Minimum side setback for structures: Twenty feet (20').
6. Maximum building height: Thirty five feet (35').
7. Maximum lot coverage: None.

2. The provisions of chapter 11 of this title shall be in full force and effect for this district.
3. There shall be off street parking requirements for this district based upon the proposed use as approved by the city planner.
