General application. No building shall be erected, no existing buildings shall be altered, enlarged or rebuilt, nor shall any open space surrounding any building be encroached upon or reduced in any manner except in conformity to the yard, lot area and building location regulation hereinafter designated for the district in which such building or open space is located, except that existing buildings on substandard-size lots shall be allowed to be enlarged, as long as yard and other requirements are met.

Lot frontage. The minimum lot frontage of any lot shall be measured along the minimum building setback line as required for the district where located. No lot in any zone, except the B-1 Zone, shall have a width less than 30% of the depth of said lot at the front lot line; provided, however, that no lot need exceed 300 feet, nor shall any lot be less than 60 feet along the front lot line.

Reduction of required area or space. The area or dimension of any zone lot, yard, parking area or other space shall not be reduced to less than the minimum required by this chapter, and, if already less than the minimum required by this chapter, said area or dimension shall not be further reduced.

General application. No building or structure shall have a greater number of stories than is permitted in the Schedule of Regulations, provided that the aggregate height of such buildings or structures shall not exceed the number of feet permitted in Article XII, Schedule of Regulations, except as follows.

Permitted exceptions. Height limitations stipulated elsewhere in this chapter shall not apply to:

Corner lots shall provide a side-street setback line which shall not be less than the minimum front yard required on any adjoining lot fronting on a side street.

Front yard exception. When an unimproved lot is situated between two improved lots, each having a principal building within 25 feet of any side lot line of such unimproved lot, the front yard may be reduced to the greatest depth of the front yard of the two adjoining improved lots but shall be not less than 10 feet; provided, however, that where any lot shall front on a right-of-way which is proposed on the Official Map of the Borough of Bloomingdale to be widened, the front yard of such lot shall be as required by Article XII, Schedule of Regulations, and shall be measured from such proposed future right-of-way.

Yard requirements adjacent to drainage rights-of-way. No structure, including permanent swimming pools, shall be built within five feet of the edge of a drainage right-of-way, except that total side yard setback from the property line is not required to be more than 10 feet if otherwise permitted.

Front yard of corner lot. The front yard of any corner lot shall be established on the wider of the two streets abutting said lot, except that where the widths of the two abutting streets are equal, then the front yard may be established on either street.

Projections into required yards. Certain architectural features may project into required yards as follows:

Lakefront Property. The following regulations shall apply for all residential zones.

Maximum improved lot coverage, as defined in § 92-43, shall not be greater than is permitted in Article XII, Schedule of Regulations.

Maximum building coverage, as defined in § 92-43, shall not be greater than is permitted in Article XII, Schedule of Regulations.

Maximum size regulations.

Minimum yard regulations.

Accessory structures shall not be utilized as a dwelling structure.

Flag poles in residential districts may be placed in residential yards, provided the following setbacks are met:

Enclosed uses. Any enclosed use as may be required by ordinance to be landscaped in accordance with this section and shall provide a fence, six feet high, or a visual screen consisting of evergreen or evergreen-type hedges or shrubs spaced at intervals of not more than six feet, located and maintained in good condition within 15 feet of the property line adjoining or abutting a residential district. The evergreens, hedges or shrubs which make up this visual screen shall be at least six feet at the time of planting. They shall also contain foliage year-round which will measure at least four feet in diameter for the first six feet above the level of the ground.

Unenclosed uses. Any use which is not conducted within a completely enclosed building, except for nurseries, and the display for sales purposes of new or used cars, trucks, trailers or farm equipment, in operative condition, shall be entirely enclosed by a fence maintained in good condition or evergreen-type hedges or shrubs spaced at intervals of not more than six feet. The evergreens, hedges or shrubs which make up this visual screen shall be at least six feet high at the time of planting. They shall also contain foliage year-round which will measure at least four feet in diameter for the first six feet above the level of the ground.
