CHAPTER 18
34 PF PUBLIC FACILITIES DISTRICT
§ 18.34.010 General intent.
The general intent of this zone is to provide for nonresidential uses of a public and quasi-public nature to be located in or near residential zones and to establish standards which will minimize the impact of the uses on nearby properties. This zone may be applied to existing public and quasi-public facilities and sites purchased or identified for future public facilities.

§ 18.34.050 Setback and bulk regulations.
The following bulk regulations shall apply to the uses permitted in this district:
A.
Minimum lot areas shall be 12,000 square feet.
B.
Minimum lot width shall be 100 feet.
C.
Minimum front setback shall be 55 feet from the right-of-way line of State Highway 410, and 20 feet from the front property line along other streets; provided, that the public works director may require a larger front setback in areas where road right-of-way is insufficient.
D.
Minimum side yard shall be 15 feet for the two side yards combined, with a minimum of five feet for one side yard; provided, that a 30-inch overhang for roofs is permitted, and 35 feet from an adjacent residential zone or use.
E.
Minimum rear setback shall be 35 feet.
F.
Maximum height for buildings shall be 35 feet above grade; provided, that one additional foot of height may be allowed per each additional foot of setback, to a maximum of 50 feet in height. Water storage tanks may exceed the maximum building height without having to provide the additional setback; provided, that the following criteria shall apply:

All buildings and structures on the site shall have a floor area ratio of no more than 35 percent of the area of the site.

§ 18.34.060 Off-street automobile parking requirements.
For off-street automobile parking requirements:
A.
Government buildings and public utility facilities: one space per employee on duty on largest shift plus one space per five seats of meeting space.
B.
Meeting halls, community clubs and churches: one space per five seats.
C.
Schools, elementary, junior high, high and junior colleges, public and private, and state-licensed child care facilities: one space per five students or children.
D.
Libraries, museums, and other recreational or cultural facilities: one space per 180 square feet of building space.
E.
Public or private parks: one space per 1,000 square feet of developed recreation area.
F.
Hospitals and nursing homes: one space per every four beds.

§ 18.34.070 Off-street loading zone.
For every 6,000 square feet of hospital, church or public meeting hall space, one off-street loading area of at least 360 square feet is required.

§ 18.34.080 Wireless communications facilities.
Wireless communications facilities are permitted as principal or accessory uses provided the requirements of Chapter 18.50 BLMC are met.
