The following bulk regulations shall apply to the uses permitted in this district:
A. Minimum lot areas shall be 12,000 square feet.
B. Minimum lot width shall be 100 feet.
C. Minimum front setback shall be 55 feet from the right-of-way line of State Highway 410, and 20 feet from the front property line along other streets; provided, that the public works director may require a larger front setback in areas where road right-of-way is insufficient.
D. Minimum side yard shall be 15 feet for the two side yards combined, with a minimum of five feet for one side yard; provided, that a 30-inch overhang for roofs is permitted, and 35 feet from an adjacent residential zone or use.
E. Minimum rear setback shall be 35 feet.
F. Maximum height for buildings shall be 35 feet above grade; provided, that one additional foot of height may be allowed per each additional foot of setback, to a maximum of 50 feet in height. Water storage tanks may exceed the maximum building height without having to provide the additional setback; provided, that the following criteria shall apply:
1. They are the lowest possible to serve the intended use; and
2. They are designed, screened or painted to reduce visibility.
G. All buildings and structures on the site shall have a floor area ratio of no more than 35 percent of the area of the site.
