DISTRICTS AND BOUNDARIES
For the purpose of this chapter, the village, is hereby divided into districts, of which there shall be 16 in number as follows:
(1)
Residence districts.
(2)
Business districts.
(3)
Industrial district.

The location and boundaries of these districts are hereby established as shown on the map accompanying and made a part of this chapter which map is designated as the unofficial zoning district map. The zoning, district map and all the notations, references and other information shown thereon are a part of this chapter and shall have the same force and effect as if such map and all the notations, references and other information shown thereon were all fully set forth or described herein, which zoning district map is properly attested and on file with the village clerk.

When uncertainty exists with respect to the boundaries of the various districts, as shown on the village zoning map, the following rules shall apply:
(1)
District boundary lines are either the centerlines of railroads, highways, streets, alleys, easements, or tract or lot lines, or such lines extended unless otherwise indicated.
(2)
In areas not subdivided into lots and blocks, wherever a district is indicated as a strip adjacent to and paralleling a street, highway or railroad, the depth of such strips shall be In accordance with the dimensions shown on the maps measured at right angles from the centerline of a street, highway or railroad, and the length of frontage shall be in accordance with dimensions shown on the map from centerlines of streets, highways, or railroad rights-of-way unless otherwise indicated.

Where a lot held in one ownership and of record on the effective date of the ordinance from which this chapter is derived is divided by a district boundary line, the entire lot shall be construed to be within the less restricted district, provided that this construction shall not apply if it increases the less restricted frontage of the lot by more than 25 feet.

Whenever any parcel of land is hereafter annexed to the village, in any manner whatsoever, such territory, upon annexation, shall be classified or zoned under this chapter as an ER estate residence district, except as may be provided for by a pre-annexation agreement or annexation agreement and established by ordinance after a public hearing by the planning and zoning commission in accordance with the provisions of division 8 of article VIII of this chapter, special uses.

All residential districts zoned or rezoned after the effective date of the ordinance from which this chapter is derived shall receive the residential zoning of one of the following designations only: ER, NR-1, NR-2, NR-3, NR-4 and NR-5. The residential districts designated R-1 through R-6 are valid only for those areas zoned prior to the effective date of the zoning ordinance from which this chapter is derived. They shall remain in effect unless at the request of the owner thereof they are rezoned in which case they may only be re-zoned ER through NR-5 as described in this section. It is the intent of this chapter that the R-1 through R-6 districts shall be only for the formerly-designated districts and that they shall remain in effect for the districts already zoned prior to the effective date of the ordinance from which this chapter is derived. All uses and structures which are in the R-1 through R-6 residential districts which conform to the regulations for those districts shall continue to be legal conforming uses and structures in those districts.

All streets, alleys, public ways, waterways and railroad rights-of-way, if not otherwise specifically designated, shall be deemed to be in the same zone as the property immediately abutting on such streets, alleys, public ways and railroad rights-of-way or waterways. Where the, centerline of a street, alley, public way, waterway or railroad right-of-way serves as a district boundary, the zoning of such areas, unless otherwise specifically designated, shall be deemed to be the same as that of the abutting property up to such centerline.

Whenever any street, alley or other public way is vacated by official action of the village president and board of trustees, the zoning district adjoining each side of such street, alley or public way shall be automatically extended to the center of such vacation, and all area included in the vacation shall then and henceforth be subject to all appropriate regulations of the extended districts.
