CHAPTER 1151

Districts Established and Zoning Maps

1151.01 DISTRICTS DESIGNATED.

   (a)   The Village is hereby divided into seven standard zoning districts, all or parts of which may be included in a planned residential development district.  The standard zoning districts so established are designated as follows:

   (b)   Structures and land located within one or more of the above standard residential zoning districts may also be located in a planned residential development district.

1151.02 ZONE PLAN MAPS.

   The location and boundaries of the standard zoning districts are hereby established as shown on the zoning map entitled Zone Plan, Part 1, Standard Districts. The locations and boundaries of those portions of the Standard Zoning Districts which are also included in the Planned Residential Development District are shown on the zoning map, entitled Zone Plan, Part 2, Planned Residential Development District, which are also hereby established. Such maps, each dated with all notations, references, data, scale and other information shown thereon, together form and constitute the Village Zone Plan and are hereby, by this reference, incorporated in and made a part of this section and of this Code. An official copy of each of such maps shall be maintained on file with the Clerk.

1151.03 BOUNDARY LINES ON STREETS.

   A district boundary shown within a street or way shall be construed to be in the center thereof, and, unless changed by amendment, shall remain a boundary if the street or way is vacated. It is intended that district boundary lines are to follow such centerlines of streets or ways and extension thereof, or lot lines.

1151.04 DISTRICTS DIVIDING PARCEL.

   Where a district boundary line is not within a street or way and its location is not precisely indicated by dimensioned distances from known lines, and where the designation on the Zone Plan indicates such district boundary,
(a)    Upon or approximately upon the boundary line of a recorded lot or separate parcel of land, the district boundary shall be construed to be such line of recorded lot or parcel of land;
(b)    Other than as stated in subsection (a) hereof, its location shall be determined by use of the scale of the map.

1151.05 SETTLING BOUNDARY LINES IN QUESTION.

   In case of doubt, the Planning Commission shall interpret and determine a boundary line, which shall be confirmed by Council before it shall be effective.
