- M1 - LIGHT INDUSTRIAL DISTRICT
The M-1, light industrial, district is intended for urban areas designated for light industrial use in the General Plan.

The following uses are permitted in the M1 zone:
(a)
Uses permitted in commercial districts.
(b)
Light manufacturing, assembly, maintenance, or repair, including:
Apparel
Audio arts
Electrical equipment including, but not limited to, radio and television receivers, phonographs, and home motion picture equipment
Electrical supplies including, but not limited to, coils, condensers, switches, and wire cable assembly, provided no noxious or offensive fumes or odors are produced
Small electric appliances, not including refrigerators, washing machines, dryers, dishwashers, and similar home appliances
Books
Breweries, distilleries, and wineries
Carpet and rug
Correctional facility appurtenances [furnishings]
Glass products
Feed and grain products
Kennels
Sheet metal products including, but not limited to, electric and neon signs, billboards, and commercial advertising structures
Ceramic products including, but not limited to, pottery, figurines and small glazed tile
Machining; die and pattern making; metal stamping; and extrusion of small products
Measuring, analyzing and controlling instruments; photographic, medical, and optical goods; watches and clocks, et al. [Standard Industrial Code ("SIC") 380]
Miscellaneous Manufacturing, Industries, et al. [SIC 390]

The following additional uses may be permitted in the M1 district with a conditional use permit if the Planning Commission finds special devices, construction or site design are planned to eliminate the nuisance or hazardous characteristics normally attendant to operations of the use; and the use reasonably can be expected to conform with the required conditions prescribed for the M1 zone:
(a)
Uses conditional in the commercial districts.
(b)
Airports and heliports.
(c)
Contractors storage yard/storage facility.
(d)
Residential uses, provided:
(1)
At least seven hundred (700) square feet shall be devoted exclusively to habitation;
(2)
No more than 33% of the total structure shall be devoted to habitation;
(3)
A one-hour fire wall, as determined by the Uniform Building Code, shall separate portions of the structure devoted to residential use from other uses; and
(4)
The permit shall terminate each time the residential use ceases.

(a)
There is no minimum lot area in the M1 District.
(b)
There are no minimum setback requirements in the M1 District.
(c)
All lots within 200 feet of a residential property shall have an approved eight-foot block sound wall on those sides directly or indirectly facing residential uses.
(d)
The total size of any structure is not limited so long as the developer complies with all requirements of the zone.
(e)
Electrical requirements will be dictated by the size and nature of the development. Electrical use and installation must be safe and meet all state and local safety and building standards. Solar is a permissible means to meet the needs of electrical generation.
(f)
Vehicles accessing the site shall not exceed the current load bearing standards for those roads used to access the site.
