24 - R-H HIGH-DENSITY RESIDENTIAL DISTRICT
Sections:
The R-H district is intended to provide a living area that is pleasant but not so spacious as the lower density districts, in order to accommodate multiple-family residences.

The following uses of land are permitted in this district:
A.
All uses permitted in the R-M district, except one-family dwellings.
B.
Multiple-family residential buildings.
C.
Rooming and boarding houses for up to four (4) guests.
D.
Charitable institutions, rest homes, convalescent homes, nursing homes, homes for the care of children, homes for the care of the aged, homes for the care of the indigent and similar institutions.
E.
Accessory buildings, not to exceed two hundred (200) square feet.
F.
Garages or parking spaces incident to the above uses, provided that garages incident to multiple-family residences must be at least seventy-five (75) feet away from the front lot line and thirty (30) feet away from the side lot lines; and provided that there must be at least two thousand (2,000) square feet of lot area for each vehicle space.

A.
Home occupations.
B.
Accessory buildings in excess of two hundred (200) square feet.
C.
Zero (0) lot line development.

Lot Frontage. Minimum eighty (80) feet.
B.
Lot Area. Minimum ten thousand eight hundred (10,800) square feet.
C.
Principal Building.
1.
Front yard: minimum twenty-five (25) feet;
2.
Side yards: minimum twelve (12) feet;
3.
Rear yard: minimum twenty-five (25) feet.
D.
Accessory Building.
1.
Front yard: minimum twenty-five (25) feet;
2.
Side yards: minimum three feet;
3.
Rear yard: minimum three feet.
4.
Height: maximum fifteen (15) feet.
E.
Building Height. Maximum thirty-five (35) feet.
F.
Percentage of Lot Coverage. Maximum of seventy percent (70%).
G.
Lot Area Per Dwelling Unit. Minimum two thousand seven hundred (2,700) square feet.
