CHART OF DIMENSIONAL REQUIREMENTS
(A)
Traditional residential development in the TC zoning district shall be required to comply with all development standards applicable in the R-20 Single Family Residential District. Traditional commercial and institutional development in the TC zoning district shall be required to comply with all development standards applicable in the B-20 Business Retail Sales and Shopping Center District.
(B)
When the TC zoning district is developed with multi-family residential, mixed-use, and village residential dimensional requirements shall be required to comply with those depicted.
(C)
The lot size requirement in the TC zoning district for a multi-family or mixed use development.
(D)
The lot size requirement in the TC zoning district for village single family residential.
(E)
Where the parcel directly abuts property zoned R-10, R-10M, R-20, and R-30, the required side yard setback is 30 feet.
(F)
Where the parcel directly abuts property zoned R-10, R-10M, R-20, and R-30, the required rear yard setback is 30 feet.
(G)
A side yard of five feet required for a permitted accessory structures located ten feet or more behind the front line of the principal building.
(H)
Lots, corner. An additional ten-foot setback is required on the side street line.
(I)
All accessory structures shall adhere to minimum rear yard setback of ten feet from the rear property line.
(J)
Height, maximum. The height of any structure not requiring floodplain elevation certificate shall be measured vertically from the highest finished grade along the perimeter of the house to the peak of the roof.
(K)
Height, maximum. The height of any structure requiring floodplain elevation certificate shall be measured vertically from the top of the required freeboard elevation to the peak of the roof.
