After the effective date of this chapter, no use shall be commenced, nor any building, fence or structure or part thereof shall be erected, structurally altered, enlarged or moved except in conformance with the provisions of the Area and Bulk Schedule for the district in which such use, building, fence or structure is located.

Any lot existing at the time that this chapter became effective and which has not been developed or otherwise built upon by a structure shall conform to all current zoning regulations in order to be a building lot, with the sole exception that any lots existing at the time this chapter became effective and which are owned individually or separately from any adjacent tract and which do not meet the area requirements set forth in this article will be considered a building lot, provided they both are built upon within six months of the effective date of this law and the lot is not so unsuited to the proposed use as to be a health or safety hazard.

The area required for complying with the minimum open space requirements for a principal use or structure shall not be counted as providing required open space for any other use or structure.

A new lot or lots may be created through subdivision of an existing lot, provided that all resulting lots comply with the area and bulk regulations established in this chapter.

Steeples, belfries, radio or television antennas (not dish antennas) customary to residential uses, cupolas, towers or similar architectural features, fire towers, chimneys, elevator bulkheads, flagpoles, smokestacks and official police and fire antennas shall be exempt from the height requirements of this chapter, provided that they do not constitute a public safety hazard.
