Low-Density Residential District LDR

§ 300-14 Uses permitted.

A. 
Single-family detached dwellings.
B. 
Single-family semidetached dwellings.
C. 
Two-family dwellings.
D. 
Governmental buildings and other government-owned public service facilities, including firehouses, utility buildings and buildings and structures accessory to government-regulated communications facilities.

E. 
Customary farming operations, including nurseries, gardens, greenhouses and livestock and poultry raising, provided that no greenhouse, heating plant or building to house animals or poultry shall be permitted within 100 feet of any residential property line.

Yard sale subject to the following standards:

(1) 
A residential premises is permitted a maximum of one yard-sale event per calendar month for a maximum of 12 yard-sale events per year.
(2) 
Active sale hours shall be from 7:00 a.m. to 6:00 p.m. All evidence of the yard-sale activity and/or yard-sale items shall be appropriately covered in its entirety or temporarily stored inside before and after the permitted hours of active sale activity. The purpose of this Subsection K(2) is to prevent the evidence of the yard-sale activity and/or yard-sale items from being an attractive nuisance to persons while the yard sale is not active during the evening hours.

L. 
Tower-based wireless communications facilities in the rights-of-way.

Uses and buildings customarily accessory and incidental to any of the above permitted uses.

§ 300-15 Uses by special exception.

A. 
Day-care home or center.

Bed-and-breakfast residential use.
C. 
Group housing developments.

§ 300-16 Height regulations.

A. 
The height of all buildings utilized or intended to be utilized for residential purposes shall be not greater than 35 feet measured from ground level.
B. 
The height of all buildings utilized for nonresidential purposes shall be not greater than 40 feet measured from ground level.
C. 
The height of all dwellings shall be not less than one story measured from ground level.

§ 300-17 Area regulations.

For each type of dwelling, the lot area per dwelling unit shall be no less than indicated below:
A. 
Single-family detached dwelling: 6,000 square feet.
B. 
Single-family semidetached dwelling: 6,000 square feet per dwelling unit.
C. 
Two-family dwelling: 6,000 square feet per dwelling unit.

§ 300-18 Width regulations.

For each type of dwelling, the lot width at the required front building line shall be not less than indicated below:
A. 
Single-family detached dwelling: 60 feet.
B. 
Single-family semidetached dwelling: 60 feet.
C. 
Two-family dwelling: 60 feet.

§ 300-19 Yard regulations.

Each residential lot shall have front, side and rear yards of not less than the depth or width indicated below:
A. 
Front yard depth: 25 feet.
B. 
Side yard width: 10 feet. On a corner lot, the side yard abutting the street shall be a minimum of 10 feet but may be increased in order to ensure clear visibility at the intersection of the two streets. There shall be one side yard for each single-family semidetached dwelling which shall be not less than 10 feet in width.
C. 
Rear yard depth: 30 feet.

§ 300-20 Coverage regulations.

The lot coverage, excluding areas paved but with no structure erected thereon, shall be no more than 30%; however, permitted dwellings shall have not less than 900 square feet of floor area, not including any basement area.

§ 300-21 Off-street parking.

Parking shall be provided in accordance with the provisions titled "Off-Street Parking."[1]

§ 300-22 Uses not permitted.
