SECTION 4A

- A-1.1 RESIDENCE DISTRICT

Sec. 4A1. - A-1.1 Residence District uses.

Within any A-1.1 Residence District, as indicated on the Zoning Map, no lot, building or structure shall be used for the storage, parking, placement, temporary or otherwise, of any trailer, mobile home, mobile quarters, or similar structure or devise used for dwelling and designated or intended to be transported from place to place, whether emplaced on a permanent foundation or not, and no building or structure shall be erected which is intended or designed to be used, in whole or in part, for any industrial, manufacturing, trade or commercial purpose, or for any other than the following specified purposes:

(1)

All permitted usages under Section 4 of this Ordinance.

(2)

A modular home, pre-fabricated structure or "double-wide mobile home" may be emplaced on any lot within this zoning classification, but only upon the granting of a Special Use Permit or Conditional Use Permit in accordance with the provisions of Section 10 of these Ordinances. Such modular home, pre-fabricated structure or "double-wide mobile home" must conform to all Federal and State regulations regarding the construction thereof.

Nothing herein contained shall be deemed to authorize emplacement of mobile homes or trailers as otherwise defined in the Zoning Ordinances of the town.

Sec. 4B1. - A-1.1 Residence District regulations.

All provisions of Section 4-B of this Ordinance shall apply to the A-1.1 Residence District.

Sec. 4C1. - A-1.1 Residence District; area requirements.

All provisions of Section 4-C of this Ordinance shall apply to the A-1.1 Residence District.

Sec. 4D1. - A-1.1 Residence District; parking—off-street.

All provisions of Section 4-D of this Ordinance shall apply to the A-1.1 Residence District.

Sec. 4E1. - A-1.1 Residence District; special conditions.

(a)

In addition to any other condition or requirement for the issuance of a Special Use or Conditional Use Permit, the following conditions shall be imposed:

(1)

Requirement that the modular home, pre-fabricated structure or "double-wide mobile home" shall be emplaced upon a permanent foundation which is adequate to support the structure. Pilings shall not suffice for such purpose;

(2)

Requirement of a partial or complete screening, including horticultural screening, of the foundation. Skirting materials shall not suffice for said purpose;

(b)

In addition to any other condition or requirement for the issuance of a Special Use or Conditional Use Permit, the following conditions may be imposed:

(1)

Extension of the front set-back line away from road margins so as to minimize observation from the road;

(2)

That such structure shall be connected to water and sewer lines and shall contain some mechanism for central heating;

(3)

Requirement of horticultural screening along the side lines, rear line and street line adequate to screen the structure from view;

(c)

Nothing contained herein shall be construed as requiring the issuance of a Special Use Permit or Conditional Use Permit.
