Child-care centers for which, upon completion, a license is required from the New Jersey Department of Human Services pursuant to P.L. 1983, c. 492.[1]
The following uses are permitted in the PO/R Zone as conditional uses, subject to Planning Board or Board of Adjustment approval and the standards specified in Article 50:
Public and private schools on lots of not less than five acres, provided that approval has first been granted by all New Jersey State agencies regulating such uses and provided that all terms and conditions of Article 42 are satisfied.
Churches, provided that all terms and conditions of Article 42 are satisfied and the lot meets the area and bulk requirements of the R-5 Residential Zone.
Detached single-family dwellings shall be permitted on lots which comply with the area, land and building requirements of the R-2 Residential Zone as provided for in Schedule I.[1]
Offices, banks and nursery schools shall be permitted on lots which comply with the area, land and building requirements of the PO/R Zone as provided for in Schedule I[2] and the following regulations:
A lot may contain more than one principal building, but no existing building shall be expanded or new building constructed which exceeds a maximum total floor area of 25,000 square feet or 10,000 square feet if the building is within 200 feet of an adjoining residential zone or residence.
No off-street parking shall be permitted within 15 feet of any principal building or within 50 feet of any side or rear property line or 100 feet of a residential zone line.
All permitted structures shall have a roof type which has an obvious and readily discernible ridgeline. No heating, ventilating, air-conditioning or other type of appurtenance shall be visible from adjacent or nearby tracts of property.
All areas not used for buildings, structures, parking, access drives or walkways shall be suitably landscaped in accordance with the remaining provisions of this Part 5, Zoning and shall be maintained in good condition.
