Community Development Objectives
§ 27-201. Community Development Objectives.
This Chapter is adopted to implement the Clifton Township Comprehensive Plan. It is in general conformance with the elements of the Comprehensive Plan and is designed:
A. To achieve the best use of the land within the Township insuring that varying land uses will complement one another and thus improve the economic and aesthetic character of the community.
B. To encourage and promote the provision of a wide-range and variety of housing types to meet the needs of all Township residents.
C. To guide the location of future development and establish developmental standards and densities to minimize negative impacts on the natural environment, and to protect and preserve the extensive wetlands, open water bodies and water supply aquifers within the Township.
D. To guide the location of future development and to establish developmental standards and densities to minimize conflicts among land uses and to minimize nuisances and pollution from lighting, noise, odors, hazardous materials, etc.
E. To establish development locations and population densities in order to insure adequate health standards, privacy and open space and to allow for the future expansion and provision of utilities, protection, and public services and facilities in the most convenient and efficient manner.
F. To utilize the existing highway system to its fullest extent to minimize the future traffic impact upon local roads and to provide for future expansion of the highway system to improve internal circulation and through traffic for the efficient and safe movement of people and goods.
