CHAPTER 10

INDUSTRIAL DISTRICTS

11-10-1 GENERAL DESCRIPTION.

   The M-1 and M-2 Industrially Zoned Districts are intended and designed to provide for areas within the City deemed appropriate for value added and manufacturing processes of various intensities needed by the business and technology population of a local, State, and national level while promoting the quality of life, health, and general welfare desired by the citizens of the City, all consistent with the Comprehensive Plan. The development will incorporate high quality materials in unique designs with substantial buffering and the incorporation of trees, shrubs, and other plant materials. It shall be generally recognized that the type of use is not so important as the manner in which the use is accomplished. It is intended that the district shall not be used indiscriminately to permit any use that could potentially be detrimental to the intent of this chapter. No use shall be permitted to be established or maintained which, by reason of its nature or manner of operation, is or may become hazardous, noxious, or offensive owing to the emission of odor, dust, smoke, cinders, gas, fumes, vibrations, refuse matter, or waste. The best practical means known for disposal of refuse material, the abatement of obnoxious or offensive odor, dust, smoke, gas, noise, or similar nuisance shall be employed.

11-10-2 PRINCIPAL PERMITTED USES.

   1.   M-1 Light Industrial Park. Principal permitted uses as listed in Subsection 3 of this section.
   2.   M-2 Heavy Industrial Park.
      A.   Principal permitted uses as listed in Subsection 3 of this section.
      B.   Any other use which is not objectionable by reason of emission of odor, dust, smoke, gas, light, vibration, noise, or similar nuisance.

11-10-3 ACCESSORY BUILDINGS AND STRUCTURES.

   1.   Accessory buildings may be constructed in industrial lots as permitted in Section 11-4-7 of this title.
   2.   Accessory structures may be constructed in industrial lots as permitted in Section 11-4-8 of this title. Uses permitted shall provide screening from adjacent streets and properties with a fence, berm, or combination of at least eight feet in height for all outside storage of all products or materials.

Notes:
1Minimum side yard adjacent to residential for M-1 Districts shall be 75 feet.

3Where rear lot line is adjacent to a railroad ROW, there is no minimum yard requirement.
 

11-10-5 ADDITIONAL REQUIREMENTS.

   Each principal building of a manufacturing complex shall be separated from other principal buildings in the complex by an open space of not less than 25 feet in width.

11-10-6 OPEN SPACE REQUIREMENTS.

   Open space requirements shall be provided consistent with the provisions outlined in Chapter 14 of this title.

11-10-7 SITE PLANS.

   Site plans shall be required for all uses in accordance with Chapter 15 of this title and the Clive Development Standards Manual.

11-10-8 OUTDOOR STORAGE AREAS.

   Outdoor storage areas are permitted, following site plan approval. Enclosure area shall be constructed as required in Section 11-4-9 of this title.
