Rural Residential Districts RR

§ 250-19 Purpose of the Rural Residential Districts.

A. 
This district is composed of those areas in the Township where residential development has already begun and is established in rural village centers.
B. 
Rural Residential Districts are established to promote and encourage a suitable and safe environment for family life by providing only for low-density single-family residences in rural areas where public services such as water and sewerage are not available and generally not expected to be available. This district is also intended to encourage a mix of residential and agricultural uses in close proximity to one another.

§ 250-20 Use regulations.

No building or structure may be erected or used and no land may be used except for one of the following uses:
A. 
Principal permitted uses:
(1) 
Single-family dwelling.
(2) 
Agriculture. (See § 250-77.)
(3) 
Greenhouse, nursery.
(4) 
House of worship.
(5) 
Cemetery. (See § 250-73.)
(6) 
Municipal building.
(7) 
Fire station.
(8) 
Private social or recreation club. (See § 250-52.)
(9) 
Public recreational facility.
(10) 
Township owned and operated municipal recreation facility or park. (See § 250-68.)
(11) 
Group home. (See § 250-51A.)
(12) 
Medical office or clinic. [See § 250-51B(3).]
B. 
Accessory uses:
(1) 
Home occupation. (See § 250-46.)
(2) 
Signs. (See § 250-83.)
(3) 
Storage. (See § 250-61.)
(4) 
Domiciliary care unit. [See § 250-51B(2).]
(5) 
Family day-care home. (See § 250-56.)
(6)

Any other use customarily incidental to any uses permitted by this section as principal permitted uses.
Accessory use in Subsection B(6) shall be permitted as accessory only to principal use in Subsection A(4). Accessory uses in Subsection B(1), (4), (5), (10) and (11) shall be permitted as accessory only to principal use in Subsection A(1). Accessory uses in Subsection A(7) and (8) shall be permitted only as accessory to principal use in Subsection A(2). Accessory use in Subsection B(12) shall be permitted only as accessory to principal uses in Subsection A(4), (5), (6), (7), (8), (9) and (10).
C.

Any other use customarily incidental to any uses permitted by this section as uses permitted by special exception.
Accessory use in Subsection D(1) is permitted as accessory only to principal permitted use in Subsection A(1), Single-family dwelling. Accessory use in Subsection D(4) is permitted as accessory only to special exception principal use in Subsection C(1).

§ 250-21 Dimensional requirements.

Any structure hereafter erected or any lot hereafter used or occupied for any lawful purpose shall provide for the minimum and not exceed the maximum dimensions as specified below.
A. 
Minimum front yard.
(1) 
For a nonagricultural use: 50 feet from center of road.
(2) 
For a principal or accessory building: 50 feet from center of road.
B. 
Minimum side yard.
(1) 
For a principal building: 15 feet.
(2) 
For an accessory building: 10 feet.
(3) 
For a nonagricultural use: 10 feet.
C. 
Minimum rear yard.
(1) 
For a principal building: 25 feet.
(2) 
For an accessory building: 10 feet.
(3) 
For a nonagricultural use: 10 feet.
D. 
Building height.
(1) 
Buildings devoted to farm use shall be exempted from height regulations excepting that no farm building shall exceed 80 feet in height.
(2) 
Maximum building height for a single-family dwelling shall be 2 1/2 stories or 35 feet, whichever is the lesser; however, no dwelling shall be less than one story in height. All other structures see § 250-35.
E. 
Building coverage. No more than 20% of any lot may be covered by buildings or structures.
F. 
Minimum distance from a dwelling not owned by the owner of the proposed building or structure.

(1) 
If the proposed building or structure has a footprint of less than 5,000 square feet: 20 feet.
(2) 
If the proposed building or structure has a footprint of 5,000 square feet or more but less than 20,000 square feet: 50 feet.
(3) 
If the proposed building or structure has a footprint of 20,000 square feet or more: 300 feet.
(4) 
If the proposed building or structure has a footprint of 20,000 square feet or more: 300 feet, except that such setback requirement may not exceed 200 feet from the property line.
(5) 
If the proposed building or structure is to house animals in a large livestock operation: 500 feet, except that such setback requirement may not exceed 200 feet from the property line.
