Rural-Suburban Residential Districts RS

§ 250-23 Purpose of the Rural-Suburban Residential Districts.

A. 
This district is composed of those areas in the Township where residential development is centered in established rural communities or adjacent to significant community development areas.
B. 
Rural-Suburban Residential Districts are established to promote and encourage a suitable and safe environment for family life by providing for the orderly development of existing and proposed medium-density residential areas where public services such as water and sewerage can reasonably be expected to be available.

§ 250-24 Use regulations.

No building or structure may be erected or used and no land may be used or occupied except for one of the following uses:
A. 
Principal uses:
(1) 
Single-family dwelling.
(2) 
Single-family semidetached dwelling.
(3) 
House of worship.
(4) 
Municipal building.
(5) 
Fire station.
(6) 
Public recreation facility.
(7) 
Private social or recreational club, including fraternal organizations. (See § 250-52.)
(8) 
Group home. (See § 250-51A.)
(9) 
Public utility building. (See § 250-41.)
(10) 
Agriculture. (See § 250-77.)
(11) 
Nursery school. (See § 250-56.)
(12) 
Child day-care center. (See § 250-56.)
(13) 
Township owned and operated municipal recreation facility or park. (See § 250-68.)
(14) 
Medical center, office or clinic. [See § 250-51B(3).]
(15) 
Reduced-impact single-family development. (See § 250-72.)
(16)

B. 
Accessory uses:
(1) 
Home occupation. (See § 250-46.)

Any other use customarily incidental to any uses permitted by this section as principal uses.
Accessory uses in Subsection B(1), (3), (5), (6) and (9) shall be permitted as accessory only to principal uses in Subsection A(1), (2), (15) and (16). Accessory uses in Subsection B(7) and (8) shall be permitted as accessory only to principal use in Subsection A(10). Accessory use in Subsection B(10) shall be permitted as accessory only to principal uses in Subsection A(3), (4), (5), (6) and (7).

D. 
Accessory uses permitted by special exception.
(1)

Any other use customarily incidental to any of the uses permitted by this section as special exception use.
Accessory use in Subsection D(1) shall be permitted only as accessory to principal permitted uses in Subsection A(1), (2), (15) and (16). Accessory use in Subsection D(4) shall be permitted as accessory only to special exception permitted uses in Subsection C(2) and (6).

§ 250-25 Open space.

Open space development shall be permitted in the Rural-Suburban Residential Districts and shall be subject to all of the requirements of this district except as specifically modified in § 250-57. Development plans for this method of development shall be provided with public water and public sewer. No dwelling shall be occupied unless it is served by public water and public sewer.

§ 250-26 Dimensional requirements.

Any structure hereafter erected or any lot hereafter used or occupied for any lawful purpose shall provide for the minimum and not exceed the maximum dimensions as specified below.
A. 
Minimum front yard.
(1) 
For a nonagricultural use: 50 feet from center of road.
(2) 
For a principal or accessory building: 50 feet from center of road.
B. 
Minimum side yard.
(1) 
For a principal building: 15 feet.
(2) 
For an accessory building: 10 feet.
(3) 
For a nonagricultural use: 15 feet.
C. 
Minimum rear yard.
(1) 
For a principal building: 25 feet.
(2) 
For an accessory building: 10 feet.
(3) 
For a nonagricultural use: 10 feet.
D. 
Building height.
(1) 
Buildings devoted to farm use shall be exempted from height regulations excepting that no farm building shall exceed 80 feet in height.
(2) 
Maximum building height for a single-family dwelling shall be 2 1/2 stories or 35 feet, whichever is the lesser; however, no dwelling shall be less that one story in height. All other structures see § 250-35.
E. 
Building coverage. No more than 20% of any lot may be covered by buildings or structures.
F. 
Minimum distance from a dwelling not owned by the owner of the proposed building or structure.

(1) 
If the proposed building or structure has a footprint of less than 5,000 square feet: 20 feet.
(2) 
If the proposed building or structure has a footprint of 5,000 square feet or more but less than 20,000 square feet: 50 feet.
(3) 
If the proposed building or structure has a footprint of 20,000 square feet or more: 300 feet.
(4) 
If the proposed building or structure has a footprint of 20,000 square feet or more: 300 feet, except that such setback requirement may not exceed 200 feet from the property line.
(5) 
If the proposed building or structure is to house animals in a large livestock operation: 500 feet, except that such setback requirement may not exceed 200 feet from the property line.
