- ZONING DISTRICTS AND MAP
(a)
Zoning regulations and districts, as herein set forth, are hereby approved and established. The city is hereby divided into classes of use districts termed respectively as follows:
(1)
Class A—Single-family residence district.
(2)
Class B—Single-family residence district.
(3)
Class C—Two-family residence district.
(4)
Class D—Apartment (multiple-family residence) district.
(5)
Class E—Neighborhood shopping center.
(6)
Class F—Retail business district.
(7)
Class G—Commercial business district.
(8)
Class H—Light industrial district.
(b)
All districtsare shown on the zoning map, which is adopted with and is declared to be a part of this chapter, and should be considered as much a part of the same as if the matters of information set forth thereby were fully contained and described herein. Said map shall, on its face, be identified and verified in the manner following:
(1)
It shall bear the title "Zoning Map of the City of Cotulla, Texas."
(2)
It shall bear the date of the passing of the ordinance from which this chapter is derived.
(3)
It shall bear the names of the city council and the city consultant, and it shall be attested by the signatures of the mayor and the city secretary.
(c)
The original of said map shall be kept in a proper office in city hall.
(d)
No land shall be used for, nor shall any building be erected for, or converted to, any use other than allowed and prescribed in the regulations for the district in which it is located, except as it is hereinafter provided.

Where uncertainty exists with respect to the boundaries of the various districts, as shown on the map accompanying and made a part of this chapter, the following rules apply:
(1)
District boundaries are streets or alley and property lines unless otherwise shown. Where boundaries are shown to be approximately along streets, alleys or property lines the street, alley or property line is intended.
(2)
Where district boundaries are otherwise indicated, and where a property has been or may hereafter be divided into blocks and lots, such district boundaries shall be considered and established on block and lot lines.
(3)
In undivided property, the district boundaries shall be established by scale on the map.
(4)
If a district boundary line divides a property into two parts, the district boundary line shall be construed to be the property line nearest the less restricted district.
