- SPECIAL AREA REGULATIONS

Sec. 58-180. - Vision clearance on corner lots.

No wall, fence or other structure shall be erected, and no tree, hedge, shrub or other growth or structure of any kind shall be maintained, in any location that obstructs street traffic view. Any such growth or structure less than ten feet from any street line abutting the side yard of a corner lot, and higher than a base line extending from a point one foot above walk grade to a point five feet above walk grade, is hereby declared to be an obstruction to view, except single-trunk, single trees pruned to a height of seven feet above walk grade.

Sec. 58-181. - Front yard.

No enclosed or unenclosed porch, or stoop, canopy, patio or other structure, shall extend into the front yard, but the eaves may extend four feet.

Sec. 58-182. - Side and rear yards.

Rear and side yard space shall be unobstructed except for a carport and the common projections of window sills, belt courses, eaves and other ornamental fixtures. A building and its accessory buildings shall be regarded as a single building; however, accessory buildings shall not comprise more than 40 percent of the rear yard area.

Sec. 58-183. - Lot area.

On any lot of less area than required by this chapter, if it is separately owned and of record on the date of final passage of the ordinance from which this chapter is derived, a single-family residence may be erected.

Sec. 58-184. - Lot designation.

Only one structure and an accessory building, for single- or two-family use, shall be permitted on unplatted property; however, permits for private housing units or projects, and businesses, may be issued for unplatted areas if approved by the planning and zoning commission.

Sec. 58-185. - Lot area not to be diminished.

The lot, open space or yard area required by this chapter for a specific building shall not be diminished or included as part of the required lot, open space or yard area of any other building. If such diminution or inclusion occurs, the continued existence of such specific building shall constitute a violation of this chapter.
