HEAVY INDUSTRY

§ 159.095 REGULATIONS AND RESTRICTIONS.

   The following regulations shall apply to all Heavy Industry Districts and shall be subject to the provisions of §§ 159.017, 159.125 through 159.128, 159.140 through 159.142 and 159.155 through 159.158.

§ 159.096 USES PERMITTED.

   All uses permitted in the Light Industry Districts.
   (A)   Bleaching;
   (B)   Brewery;
   (C)   Distillery;
   (D)   Dyeing;
   (E)   Food canning;
   (F)   Manufacture of linoleum, oilcloth, roofing material, plaster; and
   (G)   Storage of coal, coal tar, asphalt products.

§ 159.097 PROHIBITED USES.

   No building or area shall be used for any of the following uses:
   (A)   Cooking, distillation, processing and incineration of animals; slaughterhouses, stockyards, fat rendering, soap manufacture, glue manufacture, tannery, manufacture of creosoted products;
   (B)   Extraction, preparation and processing of dust-producing mineral products;
   (C)   Manufacture and storage of explosive products;
   (D)   Production of corrosive and noxious chemicals including, but not limited to, acids, acetylene gas, ammonia, chlorine;
   (E)   Storage of junk, paper products and scrap metal;
   (F)   Storage of petroleum products;
   (G)   Uses of hammer, ball, rolling mills or drop forges; and
   (H)   Extraction, preparation and processing of dust producing mineral products, including but not limited to abrasives, cement lime, fertilizer, plaster, stone, crushed stone, stone cutting products; mining of sand, gravel, stone and top soil, is a prohibited use unless it is approved as a special use in the Heavy Industrial District pursuant to strict compliance with § 159.172 and satisfies all other requirements of the Light and Heavy Industrial Districts, except § 159.084(B).

§ 159.098 SITE AND STRUCTURE REQUIREMENTS.

   (A)   Lot area and frontage; yards; building height. Same as Light Industry District, § 159.083(A), (B)(1), (B)(3) and (C).
   (B)   Construction of walls.
      (1)   All exterior walls of any building in a Heavy Industry Zoning District shall be constructed of solid masonry with brick exterior.
      (2)   No exterior walls of any building located in a Heavy Industry District shall be constructed of block, stucco, brick veneer, synthetic brick veneer, metal or wood, or any combination thereof.

§ 159.099 ADDITIONAL RESTRICTIONS.

   (A)   Same as those in the Light Industry District, except § 159.084(B).
   (B)   Special uses. The following special uses may be permitted in specific situations in accordance with the procedures outlined in §§ 159.170 to 159.175, as appropriate:
      (1)   Adult-use cannabis craft grower organization;
      (2)   Adult-use cannabis cultivation organization;
      (3)   Adult-use cannabis dispensing organization;
      (4)   Adult-use cannabis infuser organization;
      (5)   Adult-use cannabis processing organization; and
      (6)   Adult-use cannabis transporting organization.
