INDUSTRIAL OVERLAY

DISTRICT ONE

§ 159.100 ESTABLISHMENT.

   Industrial Overlay District One (the “IOD-1") is established as an overlay district in the Light Industry District. The boundaries of the IOD-1 are shown on the zoning map on file with the Village Clerk. Within the IOD-1, all requirements of the Light Industry District remain in effect, except where this subchapter provides an alternative to such requirements. In cases where Light Industry District standards, or other ordinances or regulations are inconsistent with any of the provisions of the IOD-1, the standards of the IOD-1 shall govern. If the provisions of the IOD-1 are silent on a zoning regulation, the requirements of the Light Industry District shall apply.

§ 159.101 REGULATIONS AND RESTRICTIONS.

   The regulations governing this district shall be as contained in §§ 159.017, 159.125 through 159.128, 159.140 through 159.142, and 159.155 through 159.158.

§ 159.102 PRINCIPAL USES PERMITTED.

   All uses permitted in the Light Industry District shall be permitted in Industrial Overlay District One.

§ 159.103 PROHIBITED USES.

   All uses prohibited in the Light Industry District shall be prohibited in Industrial Overlay District One unless stated herein. The following special uses may be permitted in Industrial Overlay District One, as approved, pertinent to §§ 159.172, 159.173 and 159.175 of the village code:
   (A)   Adult uses; and
   (B)   Medical cannabis cultivation centers and medical dispensing organizations.

§ 159.104 SITE AND STRUCTURE REQUIREMENTS.

   (A)   Lot area and lot frontage. Same as Light Industry District.
   (B)   Yards. Same as Light Industry District.
   (C)   Building height. Same as Light Industry District.
   (D)   Light industry; exterior walls. Same as Light Industry District.

§ 159.105 ADDITIONAL RESTRICTIONS.

   Same as those in the Light Industry District.
