No part of a yard required for any building for the purpose of complying with the provisions of this Chapter shall be included as a yard for another building, and all yards shall be open and unobstructed except as provided as follows:

(1)

Architectural Features. Cornices, cupolas or similar architectural features may be extended into a required yard not more than two (2) feet.

(2)

Porches. Open, unenclosed and uncovered porches at ground level may extend into a required front or rear yard not more than six (6) feet.

(3)

Fire escapes, open stairs and chimneys may be permitted by the Building Official where they are so placed so as not to obstruct light and ventilation.

The side yard along the street side of a reversed corner lot shall be not less than the required front yard for principal and accessory buildings along such side street.

Public utilities transmission and distribution facilities may build to within two (2) feet of a side lot line.

No building permit shall be issued for a building or structure on a lot which abuts a street dedicated to only a portion of its required width and located on that side thereof from which no or partial dedications were secured, unless the yards provided on such lots include both that portion of the lot lying within the future street and the required yards.
