ARTICLE 2

- ESTABLISHMENT OF DISTRICTS

Section 2.1.- District names.

For the purposes of this ordinance, the City of Dublin is hereby divided into zoning districts designated as follows:

A-1 Agricultural
R-1 Single-Family Residential
R-2 Single-Family Residential
R-3 Multifamily Residential
R-4 Multifamily Residential
R-5 High Density Residential Development
H-1 Bellevue Avenue
P Professional
P-1 Public
B-1 Central Business District
B-2 Highway-Oriented Business
B-3 Neighborhood Business
M-1 Warehousing and Light Industry
M-2 General Industry

Section 2.2. - Zoning map.

Said districts are bounded as shown on a map entitled "Official Zoning Map of the City of Dublin" which, with all notations, references and explanatory matter thereon, is hereby adopted by reference and declared to be a part of this ordinance. A copy of the Official Zoning Map shall be certified by the City Clerk; shall bear the date of adoption of this ordinance; and shall be kept on display in the office of the Building Inspector.

2.2.1. If, in accordance with the provisions of this ordinance, changes are made in district boundaries or other matter portrayed on the Official Zoning Map, such changes shall be caused to be made on the Official Zoning Map by the Building Inspector promptly after the amendment has been approved by the City Council.

2.2.2. No changes of any nature shall be made in the Official Zoning Map or matter shown thereon except in conformity with the procedures set forth in this ordinance. Any unauthorized change by any person or persons shall be considered a violation of this ordinance and punishable under Section 8.4 of this ordinance.

2.2.3. All territory which may hereafter be annexed to the City of Dublin shall be automatically classified in the R-1 Single-Family Residential District until otherwise classified by ordinance in the manner prescribed herein, or unless a different classification is called for in the annexation ordinance.

2.2.4. Whenever any street, alley or other public way is vacated or abandoned by official action of the Mayor and Council, the zoning district adjoining each side of such street, alley or public way shall be automatically extended to the center of same.

Section 2.3. - Interpretation of district boundaries.

Where uncertainty exists with respect to the boundaries of any of the aforesaid districts, as shown on the Official Zoning Map, the following rules shall apply:

Unless otherwise indicated, the district boundary lines are:

(a)

Platted lot lines

(b)

Street right-of-way lines

(c)

Street, stream and railroad right-of-way centerline

(d)

Corporate limits of the city

2.3.1. Where a district boundary line appearing on the Official Zoning Map divides a lot in single ownership at the time or enactment of this zoning ordinance, the district requirement for the least restricted portion of such lot shall be deemed to apply to the whole thereof, provided that such extension shall not include any part of such lot more than thirty-five (35) feet beyond the district boundary line.

2.3.2. Where the street or property layout existing on the ground is at variance with that shown on the Official Zoning Map, or in other circumstances not covered above, the Board of Zoning Appeals shall interpret the district boundaries.
