ARTICLE 3

- APPLICATION OF REGULATIONS

Section 3.1.- Use.

No building, structure or land shall hereafter be used and no building or part thereof shall be erected, constructed, reconstructed, moved or altered unless in conformity with the regulations herein specified for the district in which it is located.

Section 3.2. - Height and density.

No building or other structure shall hereafter be erected or altered:

(a)

To exceed the height limits;

(b)

To accommodate or house a greater number of families;

(c)

To occupy a greater percentage of lot area;

(d)

To have narrower or smaller rear yards, front yards, side yards, court yards or other open spaces, than herein required; or in any other manner contrary to the provisions of this ordinance.

Section 3.3. - Lot size and occupancy.

No lot or yard may be reduced in size or area so that the lot width or depth; front, side, rear or court yard; lot area per family; or any other requirement of this ordinance is not maintained.

Section 3.4. - Yards and other open space.

No part of a yard, or other open space, or off-street parking or loading space required above or in connection with any building for the purpose of complying with this ordinance, shall be included as part of a yard, open space, off-street parking or loading space similarly required for any other building.

Section 3.5. - Principal building and frontage.

Only one (1) principal building and its customary accessory buildings may hereafter be erected or placed on a lot. No principal building shall be erected or placed on a lot which does not abut a public right-of-way for at least twenty-five (25) feet.

Section 3.6. - Visual restriction.

In all use districts, no wall, sign or other obstruction to vision shall be permitted within twenty (20) feet of the intersection of the rights-of-way lines of streets. Only signs and appurtenances pertaining to traffic regulation shall be permitted within a street right-of-way.
