16 - ESTABLISHMENT OF ZONING DISTRICTS
In order to carry out the purposes of this title, the town is divided into the following zoning districts:
*The "R" suffix in zoning districts indicates that manufactured homes, tiny homes, factory-built buildings as defined in A.R.S. § 41-4001(17), and shipping containers are prohibited for residential or commercial construction. Shipping containers may only be utilized as storage in accordance with Chapter 15.04.110.

A.
The locations and boundaries of the zoning districts are established as they are shown on the map entitled "The Zoning Map of the town of Eagar" which is incorporated into this title.
B.
Where uncertainty exists with respect to the boundaries of any zoning districts as shown on the zoning map, the following rules shall apply:
1.
Where the intended boundaries on the official zone map are approximate street or alley lines, said street or alley shall be construed to be the zone boundaries.
2.
Where the indicated boundaries are approximate lot lines, the lot lines shall be construed to be the zone boundaries unless otherwise indicated.
3.
Where land has not been subdivided into lots, the zone boundary shall be determined by the use of the scale of measurement shown on the official zone map.
4.
Where other uncertainty exists, the board of adjustment shall interpret the official zone map.
C.
Whenever a single lot is located within two or more different zoning districts, the district regulations applicable to the district within which the larger portion of the lot lines shall apply to the entire lot.
D.
Annexed territory. Whenever the Town of Eagar annexes land from Apache County, the Town will keep the applicable county zoning in effect for six months after annexation or until the town council, upon recommendation of the planning and zoning commission, determines the zoning district or districts which should be applied to the land. The town council, upon recommendation of the planning and zoning commission, shall determine the zoning district or districts which should be applied to the land within six months following annexation.
