Zoning Districts

§ 540-7 Establishment of districts.

For the purpose of this chapter, the Township of Eastampton is divided into the following zoning districts provided by primary zoning district types:

§ 540-8 Zoning Map and zoning districts.

The boundaries of all zone districts are shown on a map, which is on file in the office of the Township Clerk and is made part of this chapter by reference hereto and is known as the "Zoning Map of the Township of Eastampton," dated November 18, 2024.[1] Said map and all notations and references thereon are hereby incorporated into and prepared to be a part of this chapter. The properties set forth in the Zoning Map shall be zoned as indicated. The use and area restrictions set forth in this chapter shall apply therein according to the designation.

§ 540-9 Designation of boundaries.

Where uncertainty exists as to any of the boundaries as shown on said map, the following rules shall apply:
A. 
Zone boundary lines are intended to follow the center line of streets, railroad rights-of-way, streams and lot or property lines as they exist on plats of record at the time of the passage of this chapter, unless such zone boundary lines are fixed by dimensions shown on the Zoning Map.
B. 
Where such boundaries are not fixed by dimensions and where they approximately follow lines and where they do not scale more than 10 feet distant therefrom, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.
C. 
In un-subdivided land and where a zone boundary divides a lot, the location of such boundary, unless dimensions shown on the map indicate the same, shall be determined by the use of the scale appearing thereon.

§ 540-10 Schedule of district regulations.

The Township Council hereby adopts by reference the area, bulk and yard restrictions set forth in the attached Schedule A, Schedule of District Regulations.[1]
