ARTICLE VI

R-2 Suburban Residential District

§ 180-26 Purpose.

The purpose of this district is to encourage single-family development at suburban densities in locations in the Borough where utilities and transportation facilities exist or are anticipated in the future and to provide for accessory uses and compatible public and semipublic uses as conditional uses and uses by special exception.

§ 180-27 Authorized uses.

In the R-2 Suburban Residential District, only the following uses are authorized:
A. 
Permitted uses.
(1) 
Principal uses.
(a) 
Essential services.
(b) 
Forestry, subject to § 180-77.
(c) 
Passive recreation.
(d) 
Public buildings.
(e) 
Single-family dwelling.
(2) 
Accessory uses.
(a) 
Fences, subject to § 180-70.
(b) 
The keeping of domestic pets.
(c) 
No-impact home-based business, subject to § 180-78.
(d) 
Off-street parking and loading, subject to Article XIII.
(e) 
Private garages and storage buildings, subject to § 180-70.
(f) 
Private residential swimming pools or sports courts, subject to § 180-70.
(g) 
Signs, subject to Article XIV.
(h) 
Temporary construction trailer, model home or sales office, subject to § 180-74.
(i) 
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.
B. 
Conditional uses.
(1) 
Principal uses.
(a) 
Active recreation, low-impact, subject to § 180-66A.
(b) 
Community club or community swimming pool, subject to § 180-66L.
(c) 
Fire and emergency medical services, subject to § 180-66R.
(d) 
Hospital, subject to § 180-66V.
(e) 
Nursing home, subject to § 180-66V.
(f) 
Oil and gas operations and impoundments used exclusively for oil and gas operations, subject to § 180-66EE.

(g) 
Planned residential development (PRD), subject to Article X.
(h) 
Private club, subject to § 180-66GG.
(i) 
Transitional development, subject to § 180-66MM.
(2) 
Accessory uses: none.
C. 
Uses by special exception.
(1) 
Principal uses.
(a) 
Cemetery, subject to § 180-66H.
(b) 
Churches, subject to § 180-66I.
(c) 
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 180-66J.
(d) 
Day-care center or preschool facility in a church or school, subject to § 180-66ON.
(e) 
Public utility building or structure, subject to § 180-66JJ.
(f) 
Schools (public or private), subject to § 180-66I.
(2) 
Accessory uses.
(a) 
Family day-care home, subject to § 180-66Q.
(b) 
Home occupation, subject to § 180-66U.
(c) 
Personal wind energy system.

§ 180-28 Area and bulk regulations.

In the R-2 Suburban Residential District, all uses shall be subject to the following regulations, except as they may be modified by Article X governing planned residential developments (PRDs) or by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XI:
A. 
Minimum lot area:
(1) 
Single-family dwelling:
(a) 
Without public sewers and public water: one acre (43,560 square feet).
(b) 
With public sewers and on-site water: 0.57 acre (25,000 square feet).
(c) 
With public sewers and public water: 0.46 acre (20,000 square feet).
(2) 
All other principal uses: one acre (43,560 square feet).
B. 
Minimum lot width:
(1) 
Single-family dwelling: 100 feet.
(2) 
All other principal uses: 150 feet.
C. 
Maximum lot coverage: 30%.
D. 
Minimum front yard: 50 feet.
E. 
Minimum rear yard:
(1) 
Principal structures: 50 feet.
(2) 
Accessory structures: see § 180-70C.
F. 
Minimum side yard:
(1) 
Single-family dwellings: 20 feet.
(2) 
All other principal structures: 50 feet.
(3) 
Accessory structures: see § 180-70C.
G. 
Special yard requirements: see § 180-70.
H. 
Permitted projections into required yards: see § 180-71.
I. 
Maximum height:
(1) 
All principal structures: 2 1/2 stories, but no more than 35 feet.
(2) 
All accessory structures: one story, but no more than 15 feet.
