I-1 Industrial District

§ 180-47 Purpose.

The purpose of this district is to encourage development of light industrial uses in appropriate locations in the Borough, consistent with sound planning and environmental controls.

§ 180-48 Authorized uses.

In the I-1 Industrial District, only the following uses are authorized:
A. 
Permitted uses.
(1) 
Principal uses.
(a) 
Automobile service station.
(b) 
Beverage bottling and distribution.
(c) 
Business or professional offices.
(d) 
Cleaning and dyeing plant.
(e) 
Commercial greenhouse.
(f) 
Contracting business.
(g) 
Contractor's yard.
(h) 
Day-care center.
(i) 
Essential services.
(j) 
Flex space.
(k) 
Food and related products, packaging, storage and distribution.
(l) 
Forestry, subject to § 180-77.
(m) 
High-technology industries.
(n) 
Impoundments used exclusively for oil and gas operations, subject to § 180-78.1.
(o) 
Landscaping contractor.
(p) 
Light manufacturing, provided all storage and operations are within a completely enclosed building.
(q) 
Machine shop.
(r) 
Mini warehouse or self-storage facilities.
(s) 
Mobile home sales, service and storage.
(t) 
Oil and gas operations, subject to § 180-78.1.
(u) 
Packaging and delivery services.
(v) 
Printing establishment.
(w) 
Public utility building or structure.
(x) 
Repair shop.
(y) 
Research and development, including pilot manufacturing.
(z) 
Restaurant, carry-out.

Restaurant, fast-food.

Restaurant, sit-down.

Drive-through facilities, subject to § 180-73.

No-impact home-based business or home occupation in a dwelling that is a nonconforming use.

Off-street parking and loading, subject to Article XIII.
(e) 
Retail sales of products produced on site.
(f) 
Signs, subject to Article XIV.
(g) 
Temporary construction trailer or sales office, subject to § 180-74.
(h) 
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.

Medical marijuana grower/processor.

Private use helipad, subject to § 180-66HH.
C. 
Uses by special exception.
(1) 
Principal uses.
(a) 
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 180-66J.
(b) 
Comparable uses not specifically listed, subject to § 180-66M.
(c) 
Equipment storage yard, subject to § 180-66P.
(d) 
Junkyard, subject to § 180-66W.
(e) 
Temporary use or structure, other than a construction trailer, model home or sales office.
(f) 
Truck and heavy equipment rental, sales and service, subject to § 180-66NN.
(2) 
Accessory uses.
(a) 
Communications antenna mounted on an approved communications tower, subject to § 180-66J.
(b) 
Personal wind energy system.

§ 180-49 Area and bulk regulations.

In the I-1 Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditions uses and uses by special exception contained in Article XI:
A. 
Minimum lot area:
(1) 
Planned industrial park: five acres (217,800 square feet).
(2) 
All other uses: one acre (43,560 square feet).
B. 
Minimum lot width: 200 feet.
C. 
Distance between buildings (where two or more buildings occupy the same lot): 20 feet.
D. 
Minimum front yard: 50 feet.
E. 
Minimum rear yard:
(1) 
Principal structures:
(a) 
Adjoining any R District: 75 feet.
(b) 
Adjoining all other districts: 40 feet.
(2) 
Accessory structures: 20 feet.
F. 
Minimum side yard:
(1) 
Principal structures:
(a) 
Adjoining any R District: 75 feet.
(b) 
Adjoining all other districts: 20 feet.
(2) 
Accessory structures: 20 feet.

(1) 
All principal structures: three stories, but no more than 45 feet.
