ARTICLE VIII
C-1 General Commercial District
§ 180-40 Purpose.
The purpose of this district is to provide retail shopping and service facilities that serve the needs of the general community and are located on arterial and collector streets in appropriate locations to allow convenient access and to minimize traffic impacts on neighborhoods and local streets.
§ 180-41 Authorized uses.

In the C-1 General Commercial District, only the following uses are authorized:

C.
Uses by special exception.
(1)
Principal uses.
(a)
Car wash, subject to § 180-66G.
(b)
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 180-66J.
(c)
Comparable uses not specifically listed, subject to § 180-66M.
(d)
Temporary use or structure, other than a construction trailer, model home or sales office, subject to § 180-66LL.
(e)
Veterinary clinic, subject to § 180-66PP.
(2)
Accessory uses.
(a)
Personal wind energy system.
§ 180-42 Area and bulk regulations.
In the C-1 General Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XI:
A.
Minimum lot area: one acre (43,560 square feet).
B.
Minimum lot width: 150 feet.
C.
Maximum lot coverage: 70%.
D.
Minimum front yard: 25 feet.
E.
Minimum rear yard:
(1)
All principal and accessory structures:
(a)
Adjoining any R District: 50 feet.
(b)
Adjoining all other districts: 25 feet.
F.
Minimum side yard:
(1)
All principal and accessory structures:
(a)
Adjoining any R District: 50 feet.
(b)
Adjoining all other districts: 10 feet.
G.
Minimum distance between buildings (where two or more buildings are on the same lot): 20 feet.
H.

Maximum height:
(1)
All principal structures: three stories, but no more than 45 feet.
(2)
All accessory structures: one story, but no more than 20 feet.
