(Code 1982, § 900.10(1); Ord. No. 01-08, § 2, 6-18-2001)
The boundaries of the districts established by this article are delineated on the zoning map. The map and all notations, references and data shown thereon are hereby adopted and made part of this article and will be on permanent file for public inspection at the city hall. It shall be the responsibility of the director of planning and staff to maintain the map, and amendments thereto shall be recorded thereon within 30 days after official publication of amendments.
(Code 1982, § 900.10(2))
The boundaries between districts are, unless otherwise indicated, either the centerlines of highways, roads, streets, alleys, or railroad rights-of-way, or such lines extended or lines parallel or perpendicular thereto or section or fractional section lines. Where boundaries are shown on the zoning map between a road or street, the district boundary line runs parallel to the centerline of the road or street at a distance therefrom equivalent to the number of feet stated, unless otherwise indicated.
(Code 1982, § 900.10(3))
Any landowner may request a determination of the use classification (permitted, not permitted, conditional or accessory) for a use not expressly listed as permitted, conditional or accessory or which involves a combination of uses. An application for a determination shall be submitted to the director of planning and referred to the planning commission for recommendation to the council for decision. Use determinations shall be based on substantial similarity to existing use classifications, become of future binding force and effect and be maintained on file by the city clerk.
(Code 1982, § 900.10(4))
Whenever any street, alley, or other public way is vacated by official action of the city, the zoning district adjoining each side of such street, alley or public way remains at the center of such vacation, and all area included in the vacation shall then and henceforth be subject to all appropriate regulations of the extended districts.
(Code 1982, § 900.20(7))
All areas within the corporate limits of the city which are underwater and not shown as included within any zone shall be subject to the regulations of the zone which immediately adjoins the water area. If the water area adjoins two or more zones, the boundaries of each zone shall be construed to extend into the water area in a straight line until they meet the other district at a halfway point.
(Code 1982, § 900.20(8))
