DISTRICT LAND
USE REGULATIONS
§ 152.013 PURPOSE; AGRICULTURAL AG-1 AND AG-2 DISTRICT.
The primary purpose of the Agricultural district is to promote the business of agricultural production. When essential public services such as public wastewater collection and treatment facilities, properly designed and constructed roads, and potable water can be extended in an orderly and efficient manner, areas which can accommodate compact non-agricultural residential or recreational development may be considered. Pockets of high density tract homes (urban sprawl) should be discouraged due to the costs of extending public services and the high negative impact on the tax base.

§ 152.014 PERMITTED USES; DEFINITIONS AND CONDITIONS.
Reference shall be made to §§ 152.001 and 152.295 through 152.317 for the definitions of and special conditions concerning the uses listed in the following sections.

§ 152.015 PERMITTED USES; UNRESTRICTED.
The following uses are permitted, except as restricted or prohibited by this chapter or by Indiana or federal law:
(A) Agricultural and related. Agricultural uses; aquaculture, greenhouse; home gardening; horse riding stable; kennel; landscaping business; nursery;
(B) Residential. Single-family dwellings; group home;
(C) Services. Babysitting; child care home; home occupation; veterinary clinics;
(D) Recreational. Resorts, golf courses, outdoor amusements; gun or archery outdoor range (located outside the corporate limits of the city and not closer than 2,000 feet to a habitable building, park or playground); parks; playgrounds; picnic areas; commercial site minimum is five acres with adequate buffer;
(E) Commercial. Communications facility (attached); roadside stands (for the sale of produce grown on the property on which the stand is located) farm supply stores, sale barn and feed mills;
(F) Industrial. Utility transmission, distribution facilities and value added produce processing facility;
(G) Cultural, religious, social and public. Schools, cultural, religious, social facilities, conference center, (only where connected to a public wastewater treatment system); and
(H) Miscellaneous. Accessory buildings for permitted uses; cemetery and mausoleum; mobile construction office; ponds and lakes.

§ 152.016 USES PERMITTED BY SPECIAL EXCEPTION.
The following uses require the granting of a special exception by the Board of Zoning Appeals (see the chapter on Variances and Special Exceptions): Airport or landing field, campground and recreational vehicle (RV) park; commercial composting facility; communication facility (detached); livestock auction, dealer or transportation facility; sports facility; public wastewater treatment facility.
