Remote Recreation Site District
The remote recreation site district is intended to preserve the remote character of an area while allowing for very low density and small in scale development on public lands or on private lands if requested by the property owner. Remote recreation site areas may have a variety of natural and scenic resources and may not be easily accessible by a highway vehicle but may have limited access via trail, air, water, or railroad. This district is intended for low density private recreational use that blends with, and is compatible with, the surrounding landscape. This district is intended for areas where community sewer and water systems are unavailable and other public utilities are not accessible. (Ord. 2024-22 § 4, 2024.)
A. Permitted Uses. In the RRS, remote recreation site district, permitted uses are:
1. Accessory uses;
3. Dock, deck or boat launch;
4. Guesthouse;
6. Seasonal recreational shelter, no limit;
7. Seasonal recreational shelter developed on a permanent foundation or wooden platform, one per 30,000 square feet of lot area.
B. Conditional Uses. In the RRS, remote recreation site district, conditional uses are:
1. Airports, heliports and aircraft landing fields, and related buildings essential in the operation of said uses;
3. Organized trail facilities and related buildings, as a principal use;
4. Public recreation buildings;
5. Public utility and service uses including, but not limited to: fire stations, transfer stations, neighborhood dumpsters, public dumping sites, electric substations, gas regulator stations, telephone exchanges, sewage treatment plants, well and water pumping stations, water filtration plants, water reservoirs, and other similar uses. These uses do not include the installation and maintenance of utility lines which are permitted uses. (Ord. 2025-06 § 5, 2025; Ord. 2024-22 § 4, 2024.)
In the RRS, remote recreation site district, geometric standards are:
A. Lot Area.
1. In the RRS zoning district lot area shall not be less than 120,000 square feet;
2. Exceptions to Lot Area Requirements. See Chapter 18.96 FNSBC.
B. Required Yards for Buildings.
1. Front yard shall not be less than 50 feet;
2. Side yard shall not be less than 50 feet;
3. Rear yard shall not be less than 50 feet.
C. Building Height. 75 feet.

E. Parking. See Chapter 18.96 FNSBC.
