CHAPTER 17

46 - C-2 RURAL SERVICE COMMERCIAL ZONE

17.46.010 - Purpose.

The rural service commercial zone, C-2, provides for the location of small retail and retail-wholesale businesses and commercial services in rural areas for the convenience of county residents. The uses are intended to fit into farm and rural patterns of development without creating land use or traffic conflicts. This zoning classification is limited to those areas designated in the comprehensive plan as rural activity center, rural settlement, or agricultural service center.

17.46.020 - Permitted uses.

In the rural service commercial zone, C-2, the following uses are permitted:

A.

Establishments for the sale of farm machinery and necessary parts and repairs, other than automobiles;

B.

Establishments for the sales and services of irrigation supplies and repairs;

C.

The operation and maintenance of retail establishments for the sale of feed, seed and commercial fertilizers for farm uses;

D.

Garden shop or nursery;

E.

Grocery store, fruit store, vegetable markets or bakery;

F.

Bank;

G.

Business or professional office;

H.

Buildings and uses of a public works, public services, or a utility nature, but not including equipment storage or repair yards, warehouses, or related activities;

I.

Automobile sales or service of automobiles; including the repairing, painting or upholstering of motor vehicles if there is no outside storage;

J.

Car wash;

K.

Veterinary clinic/animal hospital;

L.

Winery/distillery/brewery;

M.

Funeral homes.

17.46.030 - Permitted accessory uses.

17.46.040 - Permitted conditional uses.

A.

Mobile home parks.

B.

Multiple-family dwellings.

C.

Mobile home used as an office or caretakers' quarters.

D.

Nonmotorized recreational trails and similar facilities.

E.

Mini-storage facilities.

F.

Landscape gardening and storage area for equipment and materials.

G.

The repairing, painting, or upholstering of motor vehicles if there is outside storage.

H.

RV and/or boat storage facility.

I.

Child day-care/mini day-care center.

J.

Ancillary services, such as tasting rooms/facilities and event centers associated with a winery/distillery/brewery.

17.46.050 - Development standards.

A.

Minimum lot area: not required.

B.

Lot coverage: dictated by parking requirements, setbacks and landscaping.

C.

Minimum yard setbacks: (See Chapter 17.72, Site Design Standards, for appropriate yard requirements.)

D.

Maximum building height: fifty (50) feet, except a greater height may be approved by special permit.

E.
