- "SR-1" SINGLE FAMILY RESIDENCE DISTRICT
In the "SR-1", Single-family Residence District, land is principally used for or is best suited for detached, single-family dwellings and related educational, religious and recreational facilities. The regulations for this district are intended to stabilize and preserve sound existing single-family neighborhoods and to promote the development of subdivisions offering a range of new conventionally constructed single-family housing. Other types of residences (manufactured homes, immobilized manufactured homes, duplexes, apartments, and the like) are strictly prohibited in this district.

(A)
One Principal Building Per Lot. In the "SR-1" District, only one principal building shall be situated on any one lot.
(B)
Manufactured Homes Prohibited.
(1)
No manufactured home shall be brought into or placed anywhere in the "SR-1" District.
(2)
No existing manufactured home in the "SR-1" District shall be immobilized unless a special-use permit is granted by the Combined Planning and Zoning Board.
(3)
It shall be unlawful to replace any existing manufactured home located in the "SR-1" District without a special-use permit from the Combined Planning and Zoning Board.

Every principal building erected in the "SR-1" District shall conform to the following requirements:
(A)
Minimum lot area: 9,500 square feet.
(B)
Minimum lot width at the established building line: 80 feet.
(C)
Minimum lot depth: 100 feet.
(D)
Minimum setbacks:
(1)
From front lot line: 25 feet.
(2)
Total for both side yard lines: 25 feet.
(3)
From either side lot line: 10 feet.
(4)
From rear lot line: 25 feet.
(5)
From side yard abutting street: 25 feet.
(E)
Maximum building height: 35 feet.
(F)
Minimum off-street parking per dwelling unit: 2 spaces.
(G)
Maximum percent lot coverage per lot: 35%. (Ord. No. 1103; 07-21-03)
(H)
Minimum floor area of not less than 1,000 square feet. The areas of garages, open porches, cellars and basements shall not be included.
(I)
All types of metal shall be prohibited as a primary build material for any single-family residence. However, "High rib" metal roofing panels shall be allowed as an acceptable roofing material. The following materials shall be strictly prohibited in residential districts:
(1)
Prefabricated metal buildings;
(2)
Pole Barns;
(3)
Railroad cars, shipping/moving containers, truck trailers, and other transitory type containers.
