RESIDENCE DISTRICTS

9-3A-1: USES PERMITTED:

In the A Residence District, the only uses which may hereafter be established or expanded are:
Accessory uses incidental to the following uses, including private garages; provided, however, that private stables are specifically prohibited in said district.
Public or parochial kindergartens or grammar schools, having no dormitories or facilities for boarding pupils.
Public parks or recreation buildings not conducted as a business or for profit.
Railroad passenger stations.
Single-family dwellings.
Temporary buildings and uses for construction purposes only for a period not to exceed one year. Storage of building material or equipment except during construction in connection with any of the above permissible uses is specifically prohibited. (Ord., 4-22-1943)

9-3A-2: YARD AREAS:

   A.   Rear Yard: There shall be a rear yard having a depth of not less than twenty five percent (25%) of the depth of the lot, provided such rear yard shall be not less than twenty five feet (25'), and need not exceed fifty feet (50') in depth.
   B.   Side Yards: There shall be a side yard along each side of the building having a width of not less than ten percent (10%) of the width of the lot (but in no event shall it be less than 10 feet), except in the case of side yards adjacent to public streets, where such side yards shall not be less than fifteen feet (15'). 9-3A-3: INTENSITY OF LOT COVERAGE:

No principal building, with its accessory buildings, impervious driveways, walks and patios, shall occupy in excess of forty five percent (45%) of the area of a residential lot. Impervious lot coverage shall include all impervious surfaces on a given lot (except that the water surface of an inground swimming pool and/or a wood deck with semipermeable membrane beneath it shall not contribute to impervious lot coverage). Detention/retention areas located on a lot shall be used when calculating lot size and impervious surfaces. (Ord. 2018-03, 1-8-2018)

9-3A-4: FLOOR AREA RATIOS1:

All buildings and/or structures developed within the A Residence District are required to comply with the floor area ratio restrictions provided as follows:

9-3B-1: PERMITTED USES:

In the B Residence District, the only uses, lot requirements and building restrictions allowed in such district are those permitted in and for the A Residence District. (Ord., 4-22-1943)

9-3B-2: LOT AREA REQUIREMENTS:

   A.   Yard Areas:
      1.   Rear Yard: There shall be a rear yard having a depth of not less than fifteen percent (15%) of the depth of the lot, provided such rear yard be not less than ten feet (10'), and need not exceed twenty five feet (25') in depth.
      2.   Side Yards: There shall be a side yard along each side of the building having a width of not less than ten percent (10%) of the width of the lot, but in no event need it be less than five feet (5') in width. (Ord., 4-22-1943)
   B.   Intensity Of Use Of Lot: No building, with its accessory buildings, impervious driveways, walks and patios, shall occupy in excess of forty five percent (45%) of the area of a residential lot. Impervious lot coverage shall include all impervious surfaces on a given lot (except that the water surface of an inground swimming pool and/or a wood deck with semipermeable membrane beneath it shall not contribute to impervious lot coverage). Detention/retention areas located on a lot shall be used when calculating lot size and impervious surfaces. No dwellings or group of dwellings shall hereafter be erected or altered to accommodate or make provision for more than six (6) families on any acre of land nor make provision for more than a proportional number of families on a fractional part of any acre of land.
