Commercial-Residential Zoning Districts

§ 550-25 Intent.

The intent of the Commercial-Residential Zoning Districts is to provide zoning districts which will permit a mixture of commercial and residential uses, encourage reuse and improvement of existing buildings and encourage business development of properties so influenced by adjacent major thoroughfares and historical development patterns while minimizing impact on residential development, encouraging appropriate residential development, and discouraging commercial development more appropriate for the Central Business Zoning District.

§ 550-26 Principal, accessory, conditional and special exception uses.

§ 550-27 Density, yard, lot, height and area requirements.

Maximum lot coverage: 50%.
B. 
Minimum lot area: 6,000 square feet.
C. 
Minimum lot width: 60 feet.
D. 
Building setbacks (principal and accessory structures).
(1) 
Front yard: 10 feet from street right-of-way.
(2) 
Side yard: five feet.
(3) 
Rear yard: five feet.
E. 
Maximum building height for principal structures not to exceed 35 feet.

NOTE: All nonconforming lots of record may be built upon, provided all yard, height, and minimum floor area standards are met.

§ 550-28 Floor area.

Permitted floor area. Nonresidential structures are exempt from maximum and minimum floor area requirements. Residential buildings shall comply with maximum and minimum floor area requirements outlined in Article III, § 550-11, for the R-3 Zoning District.
