INDUSTRIAL DISTRICTS11

Sec. 66-406. - Generally.

The I-1 light industry districts are composed of land and structures used for light manufacturing or wholesaling, or suitable for such uses where the use and its operation do not directly adversely affect nearby residential and business uses. These I-1 districts are usually separated from residential areas by business areas or by natural barriers. The I-1 district regulations are designed to allow a wide range of industrial activities subject to limitations designed to protect nearby residential and business districts.

Sec. 66-407. - Permitted uses.

(a)

Generally. In the I-1 districts, only the uses listed in this division are permitted.

(b)

Uses by right. The uses listed as follows are permitted in I-1 districts, subject to the conditions specified:

Accessory use.

Air conditioning sales and service.

Airport; need not be enclosed within a structure.

Airport and dusting service; need not be enclosed within structure.

Animal hospital and veterinary hospital or veterinary clinic with outside kennels.

Armory.

Automobile filling station and/or service repair, but not including commercial wrecking, dismantling or auto salvage yard; need not be enclosed within a structure, provided the unenclosed park shall comply with the requirements for maintenance of off-street parking facilities; pump islands shall be located at least 15 feet from the property line; canopies anchored or supported in pump island may extend to within five feet of the property line; canopies shall have a minimum height of ten feet above driveway.

Automobile and truck laundry, including steam cleaning.

Automobile and truck maintenance shops and garages.

Automobile and truck sales and/or repair, but not including commercial wrecking, dismantling or auto salvage yard; need not be enclosed, provided that the unenclosed part shall comply with the requirements for maintenance of off-street parking facilities.

Automobile and truck body repair.

Automotive vehicle storage; inoperative vehicles must be enclosed within a structure.

Auto parts and accessories, including installation service and the retail sale of gasoline.

Aviary; need not be enclosed within a structure.

Baker, wholesale.

Bank.

Barber and beauty supplies and equipment sales.

Battery manufacture.

Beverage manufacture (not including alcoholic).

Brooms and brushes manufacture.

Canvas products manufacture.

Carnival or circus; as a temporary use on permit issued by the zoning administrator; such permit to be good for a period not exceeding three days and renewal for not more than three such periods; need not be enclosed within a structure.

Carting, express, crating, hauling and storage.

Clothing manufacture.

Coffee roasting.

Cold storage plant.

Contractors storage yard for vehicles, equipment, materials and/or supplies; need not be enclosed within a structure.

Cosmetics (compounding only).

Creamery.

Dairy equipment sales.

Drug manufacture.

Dry cleaning.

Dry goods, wholesale.

Electric repair shop.

Electric substation; need not be enclosed within a structure.

Electronic and communications equipment manufacture.

Electroplating.

Elevator maintenance and service.

Farm equipment and supplies; need not be enclosed within a structure.

Farming and truck gardening; need not be enclosed within a structure.

Feedstore.

Fire station.

Fixture sales.

Food locker plant; renting only individual lockers for home customer storage of food; cutting and packaging of meats and game permitted, but not including any slaughtering or eviscerating thereof.

Food products manufacture.

Food products, wholesale storage and sales.

Foundry.

Freight depot, railway and/or truck.

Frozen food plant.

Fruit and produce, wholesale.

Furniture manufacturing.

Glass products manufacture (from glass stock).

Hardware manufacture.

Hardware, wholesale storage and sales.

Hatchery.

Heliport.

Hosiery mill.

Ice cream manufacture.

Kennels, boarding.

Laboratory.

Laundry, linen supply or diaper service.

Lumberyard and building materials; need not be enclosed within a structure.

Machine shop.

Machinery, tools and construction equipment, sales and service; need not be enclosed within a structure.

Mail order house.

Mattress manufacture and rebuilding.

Metal products fabrication.

Metal sharpening.

Millinery manufacture.

Millwork and similar wood products manufacture.

Miniwarehouse, rental storage.

Mobile homes, trailers and other portable buildings display, sales and service; need not be enclosed within a structure.

Mobile recycling unit/collection center.

Novelty and souvenir manufacture.

Office.

Office equipment and supplies manufacture.

Oil well supplies and machinery; need not be enclosed within a structure.

Optical goods, wholesale.

Outdoor general advertising structure; need not be enclosed within a structure.

Packing and gasket manufacture.

Painting and decorating contractor.

Paper supplies, wholesale.

Passenger depot, railway or bus.

Pipe storage; need not be enclosed within a structure.

Pipeline or electric transmission line; need not be enclosed within a structure.

Plumbing shop.

Printing, publishing and allied industries.

Radio and television broadcasting; transmitter and studio.

Railroad facilities, except shops need not be enclosed within a structure.

Recycling collection center.

Recycling service center.

Restaurant, drive-in where food and beverages are customarily served or dispensed for consumption outside the enclosed structure; includes drive-through or delivery service facilities.

Restaurant, where food and beverages are served and consumed inside the enclosed structure or in outdoor dining areas; drive-in, drive-through or delivery service facilities are not permitted, other than pickup window without loudspeakers.

Restaurant supplies sales.

Revival church (temporary); as a temporary use on permit issued by the zoning administrator, such permit to be good for a period not exceeding one week and renewal for not more than three such periods.

Riding academy; need not be enclosed within a structure.

Roofing and sheet metal shop.

Rug cleaning.

Sand and gravel storage yard; need not be enclosed within a structure.

Seed store.

Shoe manufacture.

Shoe store, wholesale.

Sign shop.

Sporting goods store, wholesale.

Super truck stop or super travel plaza, where the primary market is for light, medium and heavy-duty commercial vehicles, including tandem trailer rigs. The building site shall include a minimum area of 15 contiguous acres. The primary functions include the sale and dispensing of motor fuels and other petroleum products. May include full service maintenance shops, garages, and truck laundry, overnight sleeping accommodations and a restaurant. Does not include commercial wrecking, dismantling, or auto salvage yard. Need not be enclosed within a structure.

Taxidermist.

Telephone exchange, but not including shops or garages.

Toy manufacture.

Tool and equipment rental (with outside display).

Trade school.

Trailer sales; need not be enclosed within a structure.

Transfer and storage.

Transit vehicle storage and servicing; need not be enclosed within a structure.

Tree service surgery, maintenance, excluding retail nursery, greenhouse sales operation; need not be enclosed within a structure.

Venetian blind and metal awning fabricating and cleaning.

Water distillation.

Water or sewage pumping station.

Water storage; need not be enclosed within a structure.

Welding shop.

Well drilling company.

Wholesale and warehousing.

Sec. 66-408. - Uses requiring zoning commission approval.

The uses listed as follows are permitted in the I-1 district upon approval of the location and site plan thereof by the zoning commission as being appropriate with regard to transportation and access, waste supply, waste disposal, fire and police protection and other public facilities, as not causing undue traffic congestion or creating a traffic hazard, and as being in harmony with the orderly and appropriate development of the district in which the use is located:

Churches, including parish house, community house and educational buildings.

Plastic manufacture.

Processing facility.

Theater, outdoor; need not be enclosed within a structure.

Sec. 66-409. - Special exception uses.

The uses listed as follows are permitted in the I-1 districts, but are subject to the same approval of location and site plan as used requiring zoning commission approval. In addition, these uses are declared to possess such characteristics of unique or special form that each specific use shall be considered an individual case and shall be subject to approval of the board of adjustment in accordance with the provisions of article II of this chapter governing special exceptions:

Automotive vehicle storage; inoperative vehicles need not be enclosed within a structure, but must be enclosed within a fence not less than seven feet nor more than ten feet high and adequate to screen the area from public view; a chainlink or similar substantial fence will be permitted if screen planting adequate to obstruct view is provided.

Butane, and other liquefied petroleum gas products, storage and sales.

Concrete and concrete products manufacture; need not be enclosed within a structure.

Dog pound, need not be enclosed within a structure.

Race track, including dragstrip, go-cart track, motorcycle or similar facility for motorized racing; need not be enclosed within a structure.

Security structure.

Sec. 66-410. - Building site area.

The minimum building site area in the I-1 districts shall be 10,000 square feet. Building coverage in the I-1 districts shall not exceed 50 percent of the building site area.

Sec. 66-411. - Building height limit.

Except as provided in article IX of this chapter, no structure in the I-1 districts shall be erected or altered to exceed 45 feet.

Sec. 66-412. - Yards required.

Except as provided in article IX of this chapter, the minimum dimensions of yards in the I-1 district shall be as follows:

Front yard, 15 feet.

(2)

Side yard, ten feet.

Sec. 66-426. - Generally.

The I-2 heavy industry districts are composed of land and structures used for heavy manufacturing and related activities for such uses. Located for convenient access from existing and future arterial thoroughfares and railway lines, these I-2 districts are in many instances separated from residential areas by business or light industry areas or by natural barriers; where they are adjacent to residential areas some type of artificial separation may be required. The I-2 district regulations are designed to permit the development of the I-2 district for almost any industrial use, subject to the minimum regulations necessary for the mutual protection of the uses.

Sec. 66-427. - Permitted uses.

(a)

Generally. In the I-2 districts, only the uses listed in this division are permitted.

(b)

Uses by right. The uses listed as follows are permitted in the I-2 districts, subject to the conditions specified:

Abrasives manufacture.

Acetylene gas manufacture and/or storage.

Air products manufacture.

Alcohol distillation and/or storage.

Ammonia, bleaching powder and chlorine manufacture.

Asbestos products manufacture.

Asphalt products manufacture.

Automobile manufacture.

Automobile and truck body manufacture.

Boiler or tank works.

Brewery.

Caustic soda manufacture.

Celluloid manufacture.

Chemicals (heavy or industrial) manufacture and/or processing.

Concrete and concrete products manufacture; need not be enclosed within a structure.

Cotton compress.

Cotton ginning and bailing.

Diesel engine repair.

Dyestuff manufacture.

Electric power generating station.

Felt manufacture.

Fungicides manufacture.

Glass manufacture.

Grain drying or feed manufacture from refuse, mash or grain.

Grain milling, storage and elevators.

Graphite manufacture.

Hair products manufacturing or processing.

Incinerator.

Insulation manufacture or fabrication.

Insulation manufacture or processing.

Linoleum manufacture.

Mobile recycling unit/collection center.

Oils and fats (animal and vegetable) manufacture.

Paints, pigments, enamels, Japans, lacquers, putty, varnishes, whiting and wood filler, manufacture or fabrication.

Paper, pulp, cellulose and rayon manufacture.

Plastic manufacture.

Potash works.

Railroad facilities; need not be enclosed within a structure.

Recycling collection center.

Recycling service center.

Rock crusher; need not be enclosed within a structure.

Saw mill or planing mill.

Sewage disposal plant.

Shoe polish or stove polish manufacture.

Soda and washing compound manufacture.

Stone cutting.

Sugars and starches manufacture.

Syrup manufacture.

Tar distillation or manufacture.

Tool manufacture.

Trailer manufacture.

Wood preserving by creosote or other impregnation treatment; need not be enclosed within a structure.

(c)

Uses requiring zoning commission approval. The uses listed as follows are permitted in the I-2 districts upon approval of the location and site plan thereof by the zoning commission as being appropriate with regard to transportation and access, water supply, waste disposal, fire and police protection, and other public facilities, as not causing undue traffic congestion or creating a traffic hazard, and as being in harmony with the orderly and appropriate development of the district in which the use is located:

Churches, including parish house, community house and educational buildings.

Processing facility.

Theater, outdoor; need not be enclosed within a structure.

(d)

Special exception uses. The uses listed as follows are permitted in I-2 districts, but are subject to the same approval of location and site plan as uses requiring zoning commission approval. In addition, these uses are declared to possess such characteristics of unique or special form that each specific use shall be considered an individual case and shall be subject to approval of the board of adjustment in accordance with the provisions of article II of this chapter governing special exceptions:

Acid manufacture (hydrochloric, nitric, picric, sulphuric, sulphanous, carbolic).

Animal reduction.

Animal black, lamp black or bone black manufacture.

Automotive vehicle wrecking, dismantling or salvage yard; need not be enclosed within a structure but must be enclosed within a fence not less than seven feet nor more than ten feet high and adequate to screen the area from public view; a chainlink or similar substantial fence will be permitted if screen planting adequate to obstruct the view is provided.

Automobile vehicle storage; inoperative vehicles need not be enclosed within a structure, but must be enclosed within a fence not less than seven feet nor more than ten feet high and adequate to screen the area from public view; a chain link or similar substantial fence will be permitted if screen planting adequate to obstruct the view is provided.

Bones, distillation.

Butane, and other liquefied petroleum gas products storage and sales.

Cement, lime, gypsum and plaster manufacture.

Clay and clay products manufacture; need not be enclosed within a structure.

Explosives, fireworks and gunpowder manufacture and/or storage.

Fertilizers manufacture or processing.

Garbage dumping; need not be enclosed within a structure.

Glue, size or gelatin manufacture.

Junkyard, including storage, baling or sale of rugs, paper, iron or junk, need not be enclosed within a structure but must be enclosed with a fence not less than seven feet nor more than ten feet high and adequate to screen the area from public view; a chainlink or similar substantial fence will be permitted if screen planting adequate to obstruct the view is provided.

Matches manufacture.

Meat slaughtering and/or packing.

Metal ingots, pigs, castings, sheets or bars manufacture.

Petroleum and petroleum products; manufacture, processing or storage.

Race track, including dragstrip, go-cart track, motorcycle or similar facility for motorized racing; need not be enclosed within a structure.

Rubber or gutta percha manufacture, processing or reclaiming.

Stockyards; need not be enclosed within a structure.

Security structure.

Tannery, including curing of hides.

Sec. 66-428. - Building site areas.

The minimum building site area in the I-2 districts shall be 10,000 square feet. Building coverage in the I-2 districts shall not exceed 50 percent of the building site area.

Except as provided in article IX of this chapter, no structure in the I-2 districts shall be erected or altered to exceed 45 feet.

Except as provided in article IX of this chapter, the minimum dimensions of yards in the I-2 districts shall be as follows:
