NEIGHBORHOOD CHARACTER PRESERVATION OVERLAY DISTRICT

Sec. 66-470.- Creation.

An overlay district, known as the Neighborhood Character Preservation Overlay District, is hereby created within the RS single-family residential Gulf Stream Core district containing all properties between Polo Drive on the west and Gulfstream Road on the east, from Golfview Drive on the south to Old School Road on the north. This overlay district is designed to preserve the neighborhood character of the Gulf Stream Core district, which contains one-story and a few partial two-story houses which fit comfortably on medium-sized lots and its elegant, yet understated, village feel. In order to preserve this village feel, the Neighborhood Character Preservation Overlay District provides incentives for one-story houses while reducing the massing impact of two-story houses for those property owners who prefer to construct two-story houses.

Sec. 66-471. - One-story houses.

For applications for development of a one-story home in the Neighborhood Character Preservation Overlay District, the following regulations shall apply:

(1)

Sliding scale floor area ratio (FAR). The following FAR step down shall be used:

a.

First 20,000 square feet: .36.

b.

Portions over 20,000 square feet+: .20.

(2)

Floor area calculation. Covered, unenclosed floor areas shall be included as 70 percent.

(3)

Minimum building setbacks. Front, principal setback shall be 25 feet.

Sec. 66-472. - Two-story houses.

For applications for development of a two-story home in the Neighborhood Character Preservation Overlay District, the following regulations shall apply:

(1)

Maximum second floor area shall be .30 x first floor area.

(2)

Maximum permitted roof height shall be 28 feet (including roof features).
