(A) It is the purpose of the I-1 Industrial District regulations to protect established residential areas from nearby industrial activities which may create offensive noise, vibration, smoke, dust, odors, heart, glare, fire hazards and other objectionable influences.
(B) Also to protect the limited amount of suitable industrial land from preemption by other uses and thereby to protect and enhance the tax base of the village.

§ 154.201 PERMITTED USES.
No building or premises shall be used and no building shall hereafter be erected or altered within any industrial district, unless otherwise provided in this chapter, except for the following:
(A) Any use permitted in any other district;
(B) Public utility substations, distribution centers, gas regulator stations;
(C) Wholesale business establishments, warehouses, storage or household goods;
(D) Building material storage yards, contractors’ plants or storage yards, lumber yards;
(E) Laboratories;
(F) Manufacturing, fabricating, assembly and processing of materials, articles and products, subject to the performance standards of §§ 154.215 through 154.221 of this chapter; and
(G) Offices, display rooms, as an accessory use to any of the above permitted uses.
