ARTICLE VI

R-3 Single-Family Lakeside Residential District

§ 185-30 Use regulations.

A. 
Principal uses and structures permitted. The following uses and structures shall be permitted in the R-3 Districts:
(1) 
Detached single-family dwellings.
B. 
Permitted accessory uses.
(1) 
Required off-street parking spaces.
(2) 
Private garages, as defined in this chapter.
(3) 
Signs as permitted by Article XIX.
(4) 
Home occupations, as herein defined and regulated.
C. 
Conditionally permitted uses. The following uses are permitted only after review and approval by the Planning Board pursuant to the standards and criteria set forth in Article XVI:
(1) 
Public utility uses and essential services.

§ 185-31 Bulk requirements and other conditions.

The following requirements are applicable in the R-3 Districts:
A. 
Minimum lot area: 15,000 square feet, except that corner lots shall contain 20,000 square feet.
B. 
Minimum lot width: 100 feet, except that corner lots shall have a minimum frontage of 125 feet on both streets.
C. 
Yard requirements:
(1) 
Front yard: 30 feet.
(2) 
Minimum side yard: 10 feet.
(3) 
Total of two side yards: 30 feet.
(4) 
Rear yard: 30 feet.
D. 
Maximum percent of lot coverage by impervious surfaces: 20%.
E. 
Maximum height:

(1) 
Two and one-half stories or 30 feet, whichever is less.
(2) 
Pitched roof elements such as towers, hips, gables and spires shall not extend more than five feet above the maximum permitted height limit.
F. 
All accessory structures shall meet the following requirements:
(1) 
Height: the height of an accessory structure shall not exceed 15 feet.
(2) 
Side yard: accessory structures shall not be located closer than five feet to the side lot line, except that by agreement adjoining owners may erect adjoining accessory structures which straddle the property line.
(3) 
Rear yard accessory structures shall not be located closer than five feet to the rear yard line, except lakefront lots which shall have a rear yard setback for accessory structures of 20 feet as per § 185-18.

(4) 
All accessory structures are prohibited in front yard areas, except as regulated in Article XVI.
G. 
Off-street parking shall be provided as required by Article XX.
