Sec. 1-53-8

Rural DSAP district.

1-53-8.1 Rural DSAP purpose. Rural DSAPs are intended to provide the continuation of rural development areas surrounding and adjacent to the compact urban development form of the Employment, Village, and Neighborhood Districts within the Southwest Hendry County Sector Plan.

1-53-8.2. Rural DSAP development application procedures. Rural DSAP development only authorizes rural type uses in densities authorized under the agricultural future land use category in the county comprehensive plan. Further rural DSAP development is limited to those uses contemplated within the rural landscape, and will not include uses that require the level of design standards as those required within compact development districts; therefore, the rural DSAP shall not be required to provide the same level of DSAP information described in F.S; § 163.3245. Application requirements for a rural DSAP include the following:

(1)

Narrative describing consistency with the Southwest Hendry County Sector Plan and other applicable goals, objectives and policies in the Hendry County Comprehensive Plan.

(2)

Evaluation of how the RDSAP is compatible with surrounding properties and long term master plan districts within the sector plan. This shall include a description of how the RDSAP will transition into the compact development districts.

(3)

Statement providing the maximum number of single family/mobile home residential units permitted through the current Hendry County Comprehensive Plan planning horizon of 2040 and a map depicting the areas where they may be located.

(4)

An exhibit of the location of the RDSAP in relation to the other long term master plan districts.

(5)

Dimensional and density regulations similar to LDC section 1-53-4.

(6)

Document the availability and impacts on public facilities and the necessary mitigation if needed. Because the density and intensity of uses contemplated under rural DSAPs have previously been evaluated under the county comprehensive plan, it is anticipated that impacts from the uses in a rural DSAP will likely be de minimus. When these impacts were previously considered, the application shall provide a statement noting that the impacts have already been considered. If the impacts have not been previously addressed, the documentation shall provide a more detailed analysis of the impacts on public facilities.
