ZONING DISTRICTS AND MAP

11-4-1: DISTRICTS ESTABLISHED:

The city is hereby divided into districts as follows:
R-1
Residential district (2 acres, single-family)
R-2
Residential district (7,260 square feet, single-family)
R-3
Residential district (duplex dwelling)
R-3A
Residential district (restricted multiple dwelling)
R-4
Residential district (multiple-family dwelling)
Business districts
Collectively the B-1 retail business district, B-2 service and retail business district, and B-3 low intensity business district
B-1
Retail business district
B-2
Service and retail business district
B-3
Low intensity business district

11-4-2: ZONING MAP:

   A.   The boundaries of the districts listed in section 11-4-1 of this chapter are as indicated on the zoning map of the city, a copy of which is on file in the office of the city clerk in the city hall and is identified on its face as a part of this title, and the said zoning map, with all notations, references and other matters thereon, is as much a part of this title as if such notations, references and other matters were specifically set forth herein. No buildings shall be erected or altered, nor shall any building or premises be used for any purpose other than is permitted in the district in which such building or premises is located, except as provided in chapter 9 of this title related to nonconforming uses.    B.   The zoning map represents the zoning of the parcels and designation of zoning districts of the city as same are amended from time to time. (Ord. 10-O-30, 10-5-2010)
   C.   A zoning map shall not be included in copies of the text of this title for sale to the public, but may be purchased separately. (Ord. 2003-O-15, 3-18-2003)

11-4-3: DETERMINATION OF DISTRICT BOUNDARIES:

The following rules shall apply with respect to the boundaries of the various districts, as shown on the zoning district maps:
   A.   District boundary lines are the centerlines of highways, streets, alleys, easements, lot lines, or right of way lines of railroads, freeways, and expressways, or such lines extended, unless otherwise indicated.
   B.   In areas not subdivided into lots and blocks, wherever a district is indicated as a strip adjacent to and paralleling a street or highway, the depths of such strips shall be in accordance with dimensions shown on the maps, measured at right angles from the centerline of the street or highway, and the length of such frontage should be in accordance with dimensions on the map from centerlines of streets, highways, or railroad rights of way, unless otherwise indicated.
   C.   Where a district boundary line divides a lot in single ownership on the effective date hereof, the less restrictive use may extend to the entire lot, but not more than twenty five feet (25') beyond the boundary line of the district. (Ord. 2003-O-15, 3-18-2003)
