On a corner lot, there shall be a front yard on each side of such a lot; except, that the front yard on the side street may be reduced in depth to the extent necessary to permit a buildable width on said lot of thirty two feet (32'), provided the depth of said yard shall not be reduced to less than fifteen feet (15').
B. Side Yard: There shall be a side yard having a width of not less than five feet (5') on each side of a building measured from the furthest projecting object from the structure of any type including, but not limited to, eaves, gutters and air conditioners.
C. Rear Yard: There shall be a rear yard having a depth of not less than twenty feet (20') or twenty percent (20%) of the depth of the lot, whichever amount is smaller. (Ord. 2003-O-15, 3-18-2003)
11-5D-6: LOT COVERAGE:
No building shall hereafter be erected, altered, relocated or enlarged so that any of the following occurs:
A. The floor area ratio of the principal structure and all accessory buildings exceeds forty percent (40%) of the lot area; or
B. The lot coverage by the principal building and all accessory buildings exceeds thirty three and one-third percent (331/3%) of the lot area; or
C. The total area of the lot covered by impervious surface exceeds sixty percent (60%) of the lot area. (Ord. 2003-O-15, 3-18-2003; amd. 2009 Code)
11-5D-7: ARCHITECTURE OF ALTERED BUILDINGS:
Every structure hereafter enlarged or converted shall be so improved as to comport and harmoniously blend in with the architecture of the original structure so enlarged or converted. (Ord. 2003-O-15, 3-18-2003)
11-5E-1: PERMITTED USES:
No building or use shall hereafter be established or enlarged within the R-4 residential district, except a building or use devoted to one of the following purposes:
Churches and temples; provided, that no steeple shall be more than seventy five feet (75') in height, and only when off street parking space is provided upon the lot or within two hundred feet (200') thereof, as required in subsection 11-8-5A of this title.
Duplex dwellings (a two-family unit only).
Multiple-family dwellings.
Parks, playgrounds, forest preserves and accessory uses owned or operated by not for profit public agencies.
Public libraries.
Public schools, elementary and high, or private schools having a curriculum equivalent to a public elementary school, public high school or public institution of higher learning, and having no rooms regularly used for housing or sleeping purposes.
Single-family dwellings.
Accessory buildings or uses incidental to the foregoing principal uses, including private garages, tool houses, and private greenhouse. (Ord. 2003-O-15, 3-18-2003; amd. 2009 Code)
11-5E-2: PARKING1:
A. For other than dwelling uses, adequate parking spaces shall be provided on the lot or tract, or within three hundred feet (300') thereof.
B. Access drives and maneuvering space shall not be included as part of required parking area. (Ord. 2003-O-15, 3-18-2003; amd. 2009 Code)
11-5E-3: LOT SIZE:
Except as hereinafter provided, every structure hereafter erected, enlarged or converted shall be located upon lots containing the following areas and widths:
A. A lot on which a single-family dwelling is erected shall contain an area of not less than seven thousand two hundred sixty (7,260) square feet, and have an average width of not less than fifty feet (50').
B. A lot on which a structure containing two (2) or more dwelling units, or other permitted use, is erected, enlarged or converted shall contain an area of not less than ten thousand (10,000) square feet; further provided, that when used for dwelling units, no more than one dwelling unit shall be permitted for each three thousand (3,000) square feet of lot area. No fractional part of a lot area may be used in computing the total number of dwelling units allowed. (Ord. 2003-O-15, 3-18-2003)
11-5E-4: BUILDING HEIGHT:
No building shall exceed twenty eight feet (28') or two (2) stories in height. (Ord. 2003-O-15, 3-18-2003)
11-5E-5: YARD AND SETBACK REQUIREMENTS:
