15.33 C-2

Low Density Commercial District

15.33.010 Intent.

The intent of the C-2 district is to provide for less dense commercial development than that in the C-1 district. (Ord. 627 (part), 1999)

15.33.020 Allowed uses.

Allowed uses in the C-2 district are listed in Chapter 15.44. (Ord. 627 (part), 1999)

15.33.030 Conditional uses.

The procedure for applying for a conditional use permit is described in Chapter 15.44. (Ord. 627 (part), 1999)

15.33.040 Yard requirements.

Minimum yard requirements in the C-2 district are as follows:

A.    Front, fifteen (15) feet from property line;

B.    Rear, five feet from property line;

C.    Side, five feet from property line, except that side yards along flanking side streets (i.e., on corner lots) must be not less than fifteen (15) feet. (Ord. 627 (part), 1999)

15.33.050 Building height.

No building in the C-2 district may exceed forty (40) feet in height. (Ord. 627 (part), 1999)

15.33.060 Parking requirements.

Off-street parking requirements for all uses in the C-2 district are listed in Chapter 15.46. (Ord. 627 (part), 1999)

15.33.070 Signs.

Sign requirements for all uses in the C-2 district are listed in Chapter 15.45. (Ord. 627 (part), 1999)

15.33.080 Landscaping.

Landscaping requirements for all uses in the C-2 district are listed in Chapter 15.47. (Ord. 627 (part), 1999)

15.33.090 Allowed light manufacturing must have retail outlet.

Any light manufacturing use that is allowed in the C-2 district (see Chapter 15.44) must have a retail outlet in the same building. (Ord. 627 (part), 1999)

15.33.100 Residential uses in commercial buildings.

Commercial, office and other nonresidential uses must make up one hundred percent (100%) of a mixed-use structure’s street frontage. Residential uses may be permitted on the ground floor behind the street frontage area, or above the ground floor commercial use. (Ord. 954 § 1 (Exh. A), 2024)
