CHAPTER 11

INDUSTRIAL DISTRICTS

10-11A-1: PURPOSE:

The I-1 limited industry district is intended for the continued operation of light manufacturing, warehousing, and wholesaling businesses. (Ord. 1098, 11-8-2004)

10-11A-2: BULK STANDARDS:

The following standards apply in the I-1 limited industry district and are the minimum requirements unless otherwise noted:

10-11A-3: PERFORMANCE STANDARDS:

   A.    In general, the packaging, assembly or storage of any products or materials is permitted in the I-1 district, provided such use is not listed as a specific permitted use in the I-2 district or a specific conditional use in the I-2 district or a specific conditional use in the I-1 district.
   B.    Applicants for building permits in the I-1 district shall submit evidence as may be required by the building official to assure compliance with the performance standards. Should the building official have any doubt as to the ability of any proposed use to meet the required standards, the matter shall be referred to the planning commission which shall make a recommendation to the council to grant or deny the application. 10-11A-4: ADDITIONAL LOT REQUIREMENTS:

   A.    Fences And Hedges: Whenever an I-1 district abuts an R or E district, a fence or compact evergreen hedge not less than fifty percent (50%) opaque nor less than six feet (6') in height, except adjacent to a street, where it shall be not less than three feet (3') nor more than four feet (4') in height, shall be erected and maintained in the front corner of the lot along the side or rear property line that abuts the R or E district.
   B.    Setbacks: Whenever an I-1 district is across a street from an R or E district, the front or side yard adjacent to the street shall have a minimum setback of one hundred feet (100'). (Ord. 1098, 11-8-2004)

10-11A-5: ALLOWABLE USES:

See table in section 10-6-2 of this title for a listing of allowable uses within the I-1 limited industry district. Allowable uses also include uses determined to be substantially similar to those uses found in said table, pursuant to the procedures and requirements set forth in section 10-3-6 of this title. 10-11B-1: PURPOSE:

The purpose of the IOP industrial office park district is to provide for warehousing, storage and light industrial uses that include office functions. Industrial office park areas are characterized by developments designed in a unified manner with a high degree of site and building design, including landscaped open areas and roadway edges, consistent lighting and entry monumentation. IOP industrial office park districts are located along major roadways with good site visibility. (Ord. 1150, 5-29-2007)

The following standards apply in the IOP industrial office park district and are the minimum requirements unless otherwise noted:

10-11B-3: PERFORMANCE STANDARDS:

The regulations set forth in chapter 15 of this title shall apply to all IOP district uses unless specifically addressed as follows:
   A.    Architectural Control And Appearance:
      1.    Buildings shall maintain a high standard of architectural compatibility with surrounding properties. All exterior vertical surfaces of any principal or accessory structure shall have an equally attractive or the same fascia as the front. Architectural detailing such as change in materials, change in color, fenestrations or other significant visual relief shall be provided in a manner or at intervals in keeping with the size, mass and scale of the wall.
      2.    The exterior building facade finishes shall consist of materials comparable in grade to brick; sculptured, textured or decorative concrete block or panels of colors other than natural gray; natural wood siding; natural stone or glass. Metal siding will not be approved except as support material to one of the above materials or trim.
   B.    Outdoor Storage: No outdoor storage of materials, product, refuse or any other material construed as outdoor storage shall be permitted in the IOP district.
   C.    Storage Or Parking Of Trucks And Trailers: Storage or parking of semitruck trailers or other trucks shall only be permitted to be parked at a loading dock or in close proximity to a loading dock area for a period of no more than twenty four (24) consecutive hours at a time.
   D.    Driveway Access: Along any street bordering an R residential or E estate district, there shall be no driveway access from such street unless access is otherwise impractical. (Ord. 1150, 5-29-2007)

10-11B-4: ALLOWABLE USES:

See table in section 10-6-2 of this title for a listing of allowable uses within the IOP industrial office park district. Allowable uses also include uses determined to be substantially similar to those uses found in said table, pursuant to the procedures and requirements set forth in section 10-3-6 of this title. 10-11C-1: PURPOSE:

The purpose of the I-2 general industry district is to provide for areas which, because of the availability to thoroughfares and railroads, suitable topography, and isolation from residential areas, are appropriate for industrial uses which are of a more intense nature. The I-2 district also allows certain business uses necessary to complement general industrial uses. (Ord. 1098, 11-8-2004)

10-11C-2: BULK STANDARDS:

The following standards apply in the I-2 general industry district and are the minimum requirements unless otherwise noted:

10-11C-3: SPECIAL REQUIREMENTS:

The following requirements shall apply to all I-2 district uses:
   A.    Driveway Access: Along any street bordering an R residential or E estate district, there shall be no driveway access from such street unless access is otherwise impractical.
   B.    Screening: Screening shall be provided in accordance with section 10-15-9 of this title.
   C.    Landscaping: Landscaping shall be provided in accordance with subsection 10-15-11A of this title. (Ord. 1098, 11-8-2004)
   D.    Subsurface Sewage Treatment Systems: All on site subsurface sewage treatment systems shall conform to the provisions of title 8, chapter 5 of this code. (Ord. 1098, 11-8-2004; amd. Ord. 1219, 10-25-2010)
   E.    Performance Standards: All applicable performance standards of chapter 15 of this title shall be satisfied. (Ord. 1098, 11-8-2004)
