10-4-1: DISTRICTS ESTABLISHED:

The following are the zoning districts in the city:
A Agricultural district
E Estate districts
E-1 21/2 acre estate district
E-2 13/4 acre estate district
R Residential districts
R-1A One-family residential district
R-1B One-family residential district
R-1C One-family residential district
R-2 Two-family residential district
R-3A Multiple-family residential district
R-3B Multiple-family residential district
R-3C Multiple-family residential district
R-4 Manufactured home park district
MF-PUD Multiple-family planned unit development district
B Business districts
B-1 Limited business district
B-2 Neighborhood business district
B-3 General business district
B-4 Shopping center district
MU-PUD Mixed use planned unit development district
COMM-PUD Commercial planned unit development district

10-4-2: ZONING MAP:

The boundaries of the districts listed in section 10-4-1 of this chapter are hereby established as shown on that certain map entitled "Inver Grove Heights Zoning Map, June 24, 2002", together with all amendments thereto, hereinafter referred to as the "zoning map". Said map and all of the notations, references and other information shown thereon are hereby incorporated by reference and made a part of this title. (Ord. 1098, 11-8-2004)

10-4-3: DETERMINATION OF DISTRICT BOUNDARIES:

Where any uncertainty exists as to the exact location of a boundary line as shown on the zoning map, the location of such line shall be determined by the board of adjustments and appeals. (Ord. 1098, 11-8-2004)

10-4-4: ZONING OF ANNEXED LAND:

Annexed territory shall be placed in the agricultural zoning district until such time as a detailed study determining its proper use district is undertaken. (Ord. 1098, 11-8-2004)
