PART 6A

R-R RECREATIONAL-RESIDENTIAL DISTRICT

§ 27-6A01 Intent.

The regulations for these districts are designed to accommodate and encourage low-density development harmonious with the landscape and natural amenities; to encourage design concepts that complement the Township's scenic and historical character; and to protect and develop open spaces. Development is restricted to low-density, single-family residential development, parks, greenways, passive open space and related compatible uses.

§ 27-6A02 Permitted Uses.

1. 
Single-family detached dwellings.
2. 
Public parks and playgrounds.
3. 
Agricultural, truck farming gardening, flower and tree nurseries, and noncommercial greenhouses, but not including intensive animal husbandry or pet kennels.
4. 
Clubs, lodges, or other assembly halls.
5. 
Accessory uses and buildings incidental to any of the above uses as provided in Part 14 of this Chapter.
6. 
Home occupations as regulated in Part 14 of this Chapter.
7. 
Upon approval by the Zoning Hearing Board, the following special exception uses are permitted, provided the use complies with the conditions listed herein and the applicable requirements specified in Part 20 of this Chapter:
A. 
Semi-public and private recreation uses such as golf courses, country clubs, swimming and/or tennis clubs, provided that no principal building, accessory structure, pool, tennis court, or parking area is located within 100 feet of any road right-of-way line or lot line. Additionally, swimming pools associated with these uses shall be completely enclosed with a continuous fence no less than four feet in height above ground level, and the fence shall be equipped with a lockable gate.
B. 
Bed-and-breakfasts. (Note: Need to add bed-and-breakfast to off-street parking requirements along with hotels and motels, § 27-1505.10).
C. 
Riding academies, commercial stables and animal hospitals.

§ 27-6A03 Lot and Yard Requirements.

A lot area, lot width, lot coverage, yard depth, and building height satisfying the requirements of the following table, unless otherwise specified heretofore in § 27-702, shall be provided for every dwelling unit and/or principal nonresidential building or use hereafter erected, altered, or established in this district.

No building shall exceed 2 1/2 stories or 35 feet in height unless authorized as a special exception.

§ 27-6A04 Minimum Off-Street Parking Requirements.

Off-street parking shall be provided in accordance with Part 15 of this Chapter.

§ 27-6A05 Signs and Advertising Structures.

Signs shall be permitted in accordance with Part 16 of this Chapter.

§ 27-6A06 Supplementary District Regulations.

The supplementary district regulations in Part 14 shall apply, where applicable, as additional requirements for this district.

§ 27-6A07 Environmental Improvements and Energy Conservation Requirements.

The environmental and energy requirements in Part 27 shall apply, where applicable, as additional requirements for this district.
