Agriculture-Residential (AGR): all the property not included in any other use district.

Residential Lakeshore Area (R1): beginning 200 feet south of the four corners in Branchport and continuing south to the Steuben County line; all property between State Route 54A and the lakeshore except property within the Branchport Service Park District hereinafter described and all property west of Route 54A for a distance of 250 feet.

Residential-Public Sewers (R2): The boundaries of the Use District R2 (Keuka Park) shall include and be limited to the boundaries of lots within the Keuka Park Sewer District as they existed on January 1, 1996.

Residential-Indian Pines (R3): The area bounded northerly by a line drawn from the point in the east line of the General Business Use District on the east side of West Lake Road which point is 150 feet north of the north line of Ritchey Boulevard and running thence easterly and northeasterly keeping 150 feet north of the north line of Ritchey Boulevard to a point in line with a line parallel to and 150 feet north of Sunset Drive, thence easterly and keeping 150 feet north of the north line of Sunset Drive and an extension thereof to the Keuka Lake Outlet, easterly by the Keuka Lake Outlet. southerly by a line drawn 150 feet south of Old Pines Trail, and westerly by the easterly boundary of the General Business Use District on the east side of West Lake Road. Excepted from this district by Local Law 1 of 2017 is Tax Map No. 61.24-1-27, located on the southwest side of Ritchey Boulevard and described as follows:

General Business (B1): beginning at the Village of Penn Yan boundary south along West Lake Road (NYS 54A) to Sandbank Hill Road with a westerly depth of 900 feet. From Sandbank Hill Road south along West Lake Road (NYS 54A) to a point opposite the intersection of County Road 409 with a westerly depth of 500 feet. Added to this district by Local Law No. 1 of 2017 is Tax Map No. 61.24-1-27 located on the southwest side of Ritchey Boulevard and described as follows:

Branchport Service Park (BSP): all the lands bounded as follows: beginning at the intersection of the center line of New York State Route 54A and the north line of land conveyed by George R. Preston to James F. Mahoney and Dorothy K. Mahoney by deed dated July 24, 1978, and recorded in the Yates County Clerk's office in Liber 285 of Deeds at Page 361, and running thence easterly along the north line of said lands conveyed to Mahoney to the northeast corner thereof in the west line of lands conveyed by Russell J. Mangano to William Eric Pinckney and Susan B. Pinckney dated January 22, 1975, and recorded in said Clerk's office in Liber 263 of Deeds at Page 239; thence southerly along the line between said lands conveyed to Mahoney on the west and said lands conveyed to Pinckney on the east to the north line of lands described as Parcel No. 1 in the deed from Richard Kelley to Nangeo, LLC, dated September 1, 2002, and recorded in said Clerk's office in Liber 473 of Deeds at Page 312; thence easterly along the line between said Parcel No. 1 conveyed to Nangeo on the south and said lands conveyed to Pinckney on the north to the shore of Keuka Lake; thence southerly along the shore of Keuka Lake to the line separating the lands now or formerly of Myron L. Jensen, who conducted business under the assumed name of Keuka Lake Marine (as described in the deed recorded in the Yates County Clerk’s Office in Liber 256 of Deeds at page 358), on the north from lands now or formerly of Lynda Erkiletian (as described in the deed recorded in the Yates County Clerk’s Office in Liber 378 of Deeds at page 636) on the south; thence westerly along the north line of said lands of Erkiletian to the center of New York State Route 54A; thence northerly along the center of New York State Route 54A to the place of beginning.

Where boundaries are indicated as approximately following the center line of streets or highways, such center line shall be construed to be such boundaries. Boundaries indicated as following shorelines of streams, lakes, reservoirs or ponds shall be construed to follow such shorelines and, in the event of change in such shoreline, shall be construed as moving with the natural shoreline.

Where boundaries are so indicated that they approximately follow lot lines or fence lines of a parcel of land, such lot lines or fence lines shall be construed to be such boundaries.

Where boundaries do not appear to follow lot lines or fence lines within a parcel of land but do appear to be approximately parallel to street lines or highways, such boundaries shall be construed as being parallel thereto at such distance therefrom as indicated on the Zoning Map.
