C CENTRAL COMMERCIAL DISTRICT

§ 27-801 Intent.

This district is designed solely to enhance the quality of the center of Jonestown as a coherent, centralized retail shopping center. Only those kinds of uses which will offer the consumer goods and services appropriate in a downtown atmosphere and will enhance the total attractiveness of the center of Jonestown will be permitted.

§ 27-802 Permitted Uses.

1. 
Retail business establishments selling food, beverages, drugs, cigars, candy, newspapers, books, and stationery, dry goods, hardware, paint, variety goods, household goods and appliances, flowers, liquor, garden supplies, speciality and gift items, but excluding drive-in restaurants.
2. 
Service establishments including barber and beauty shops, tailor shops, eating and drinking establishments (provided that no mechanical or live entertainment is audible beyond the lot lines), business and professional offices, banks and financial institutions, medical clinics, establishments for laundering and dry cleaning of clothes provided that dry cleaning is provided by self-service machines or done off the premises, but excluding automobile service or car washing establishments.
3. 
Amusement enterprises, movie theaters and playhouses, bowling alleys, dance halls and similar recreation establishments provided that no mechanical or live entertainment is audible beyond the lot lines.
4. 
Commercial parking facilities.
5. 
Hotel, residential, and similar lodging uses are permitted above the first story provided that the first story is utilized for one or more of the other permitted uses in this district.
6. 
Mortuary and undertaking establishments.
7. 
All other uses which in the opinion of the Zoning Officer are in harmony with the intent of the regulations for this district.
8. 
Accessory buildings and uses customarily incidental to the above permitted uses.

§ 27-803 Lot Area, Building Height, and Yard Requirements.

1. 
A building or structure or any enlargement thereof may be erected and maintained to a height at the street line of no more than three stories or 35 feet.
2. 
Side yards, two - width, five feet each side of a principal building, providing that when a written agreement is provided by adjoining property owners, no side yard shall be required when two or more commercial uses abut side to side. However, in no case shall common walls be permitted between properties of separate ownership.
3. 
The minimum lot area per family for permitted dwellings shall be 800 square feet.

§ 27-804 Minimum Off-Street Parking and Loading Requirements.

1. 
Off-street parking shall be provided in accordance with Part 12.
2. 
No off-street loading and unloading space shall be provided for commercial buildings having a floor area of less than 5,000 square feet, and shall provide one loading space on the lot for each 12,000 square feet of floor area or fraction thereof. Where such space is located in such a manner that a vehicle (truck) must back directly into a loading space, a maneuvering space of 50 feet shall be provided. A minimum vertical clearance of 15 1/2 feet shall be provided.

§ 27-805 Limitations of Signs.

Only those signs relating to the principal uses conducted on the premises or the principal materials or products made, sold or displayed on the premises shall be permitted and provided further that all signs and advertising structures shall be erected and maintained in accordance with Part 13.
